An anonymous Brooklyn-based corporation has filed applications for a four-story, six-unit residential project at 1972 70th Street, in Bensonhurst. The new building will measure 6,163 square feet and its residential units should average 819 square feet apiece. It’s unclear if rentals or condominiums are in the works, but the project will include off-street parking for five cars. Shiming Tam’s Brooklyn-based architecture firm is the architect of record. The 40-foot-wide, 4,000-square-foot property is occupied by a single-story house. Demolition permits haven’t been filed.

Two Three-Story, Three-Unit Residential Buildings Coming To 1950 80th Street, Bensonhurst

Property owner Vito Mancini, doing business as an anonymous Brooklyn-based LLC, has filed applications for two three-story, three-unit residential buildings at 1946-1950 80th Street, in Bensonhurst. The buildings will measure 5,059 square feet each, and their full-floor residential units should average 1,249 square feet apiece. That means family-sized apartments are probably in the works. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 6,000-square-foot site is currently occupied by a two-and-a-half-story house. Demolition permits haven’t been filed. The 18th Avenue stop on the D train is six blocks away.

Staten Island-based property owner Michael Calabrese has filed applications for a three-story, six-unit residential building at 2159 83rd Street, in southern Bensonhurst. The project will measure 10,080 square feet and its residential units should average 1,249 square feet apiece, indicative of condominiums. There will be six off-street parking spaces. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 60-foot-wide, 6,000-square-foot property is currently occupied by a two-story, multi-family house. Demolition permits were approved in July. The Bay Parkway stop on the D train is four blocks away.

Four-Story, 11-Unit Mixed-Use Building Filed at 1759 Bay Ridge Parkway, Bensonhurst

Property owner Zin Long Dai has filed applications for a four-story, 11-unit mixed-use building at 1759 Bay Ridge Parkway, in Bensonhurst. It will measure 15,190 square feet and will include a 5,190-square-foot daycare center on the ground and cellar levels, followed by residential units on the second through fourth floors. The residential units should average 909 square feet apiece, which means either rentals or condominiums could be in the works. A 13-car parking garage will be located in the cellar. It will measure 7,072 square feet and its residential units should average 884 square feet apiece. It’s unclear whether the units will be rental apartments or condominiums, but the project will include five off-street parking spaces. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 50-foot-wide, 4,617-square-foot property is currently occupied by a two-story house. Demolition permits were filed in March. The 79th Street stop on the D train is three blocks away.

Elizabeth McDonald, doing business as an anonymous LLC, has filed applications for a three-story, six-unit residential building at 1776 74th Street, in Bensonhurst, located five blocks from the 79th Street stop on the D train. The structure will measure 10,000 square feet and its residential units should average a spacious 1,080 square feet apiece, indicative of condominiums. The project will feature four parkings spaces, two of which will be located on the ground floor. Steven Schneider’s New Jersey-based Schneider Associates is the applicant of record. Demolition permits were filed in February for the 40-foot-wide site’s existing two-and-a-half-story house.

Permits Granted For Four-Story, Eight-Unit Residential Project At 1415 67th Street, Bensonhurst

Lower East Side-based Andy Mak has been granted permits to build a four-story, eight-unit residential building at 1415 67th Street, in northern Bensonhurst, located roughly five blocks from subway stops on either the D or N trains. The building will measure a total of 7,405 square feet, which works out to units averaging a family-sized 925 square feet apiece. Wu Chen’s Elmhurst-based Infocus Design & Planning is the applicant of record. The site consists of three tax lots, and a two-story townhouse and an adjacent structure must be demolished. Initially, applications filed back in 2014 called for a smaller building with nine units, but that was never approved.

The structure will measure 4,050 square feet in total, and the family-sized units will average a very spacious 2,025 square feet apiece, spanning across two full floors. Anthony Lee’s Lower Manhattan-based AJR Architecture is the applicant of record. A very recessed, single-family home must first be demolished.

It will measure 5,151 square feet in total, which means units will average 858 square feet apiece. Harry Hong’s H2 Consulting is the applicant of record, and an existing two-story house must first be demolished.
