Four-Story, Eight-Unit Residential Building Planned at 846 Monroe Street, Ocean Hill

Brooklyn-based Shimon Kaufman has filed applications for a four-story, eight-unit residential building at 846 Monroe Street, in northern Ocean Hill, located two blocks from the Gates Avenue stop on the J/Z trains. The project will encompass 7,304 square feet and its residential units should average a rental-sized 686 square feet apiece. Each floor will host two apartments, although the fourth floor pair will feature space in an upper mezzanine level and a roof deck. Boaz M. Golani’s Hudson Valley-based BMG Design Build is the architect of record. The 28-foot-wide, 2,781 square-foot lot is currently vacant.


815 Broadway

Five-Story, 57,800-Square-Foot Office Conversion Planned At 815 Broadway, Bushwick

Property owner Transition Acquisitions is planning to convert the five-story, 57,800-square-foot former Globe Exchange Bank building, located at 815 Broadway in far-western Bushwick, into office space, Commercial Observer reports. The property is currently vacant and boasts 41,673 square feet of commercial space. According to the Schedule A, 15,600 square feet of retail space will span the ground floor, medical offices will be located in the cellar level, and the rest of the building will full-floor contain office spaces. Boaz Golani’s Bronx-based BMG Design Build is the architect of record. The current owner acquired the building in July of 2015 for $15.1 million and the conversion is expected to be complete in the spring of 2017.


15 Jefferson Street

Two Four-Story, Eight-Unit Residential Buildings Filed At 15 Jefferson Street, Bushwick

Back in early 2015, YIMBY reported on filings for an eight-story, 15-unit mixed-use building at 15 Jefferson Street, in Bushwick, located a stone’s throw away from the Myrtle Avenue stop on the J, M, and Z trains. Since then, new plans have been filed by a new developer. Moses Neuman’s Brooklyn-based Elite Realty Inc. has filed applications for two four-story, eight-unit residential buildings. Each will contain roughly 5,274 square feet of residential space, which means apartments will average a rental-sized 659 square feet apiece. The building at 15 Jefferson will uniquely feature a penthouse on the fifth floor, which will be accessible to one of the units on the fourth floor. Boaz Golani’s Bronx-based BMG Design Build is the architect of record. Permits were filed in January to demolish an existing single-story, 75-foot-wide commercial warehouse.


3 West 128th Street

Six-Story, 20-Unit Residential Building Planned At 3 West 128th Street, Harlem

Since April of 2015, Brooklyn-based Blue Stone Capital has been filing applications for a six-story, 20-unit residential building at 3 West 128th Street, in Harlem. The project will encompass 15,896 square feet, and 13,163 square feet will be used as residential space. Units will begin on the ground floor and will average 658 square feet apiece, indicative of rentals. The structure will be topped by a 433.5 square-foot rooftop recreational space. Boaz Golani’s Bronx-based BMG Design Build is the architect of record. The 35-foot-wide vacant lot traded hands for $2 million this past October.


37 Montrose Avenue

Five-Story, 10-Unit Residential Building Filed At 37 Montrose Avenue, Williamsburg

Chaverim Realty Corp. has filed applications for a five-story, 10-unit residential building at 37 Montrose Avenue, in southern Williamsburg, three blocks north of the Lorimer Street stop on the J and M trains. The structure will measure 7,435 square feet, which means units will average a rental-sized 744 square feet apiece. The project will also feature 320 square feet of rooftop recreation space. Boaz Golani’s Bronx-based BMG Design Build is the applicant of record, and the existing single-story warehouse was filed for demolition this past October.
