Revealed: 371 Baltic Street, Boerum Hill Condos

A small, boutique condo project is about to replace a century-old brick apartment building at 371 Baltic Street, in the borderlands between Boerum Hill, Gowanus, and Carroll Gardens. YIMBY has renderings of the four-story building, which will rise between Smith and Hoyt streets, near Gowanus Houses.

Façade Being Installed At Seven-Story, 10-Unit Residential Project At 210 Pacific Street, Boerum Hill

In October of 2014, YIMBY revealed renderings of Nava Companies’ planned seven-story, 10-unit Passive House residential building at 210 Pacific Street, in Boerum Hill, and early in 2015, the building topped out. Surprisingly, a brass tile façade is now being installed, Pardon Me For Asking reports, which is an exciting departure from the earlier renderings we released. The residential units will average a spacious 2,020 square feet apiece, and recreational space and a gym will be located in the cellar and ground levels. SBLM Architects is the architect of record. Opening can probably be expected later this year.


205 Smith Street

Reveal For Two-Story, 19,800 Square-Foot Retail Project At 205 Smith Street, Boerum Hill

Late in 2014, filings were submitted to expand the single-story, 9,916 square-foot commercial building at 205 Smith Street, in Boerum Hill, to 19,832 square feet, thanks to the addition of a second floor. Brownstoner now has a rendering the project, which will be entirely retail and reportedly the new home of a supermarket. Jackson Group, Aurora Capital Associates, and ACHS Management are developing, while Think Architecture & Design is the architect of record. A completion date has not yet been disclosed.


265 State Street

20-Story Mixed-Use Building Nears Topping Out At 265 State Street, Boerum Hill

Back in July, YIMBY brought you a construction update on the 20-story project under construction at 265 State Street, in Boerum Hill. Since then, The Boerum has risen from four to 17 stories, as seen in the latest photos by Tectonic. Cladding installation has also begun on the lower levels. The building will have ground-floor retail space, a hotel on floors one through six, and 128 condominiums up top. Flank is designing and co-developing with the Carlyle Group, and completion is expected in 2016.
