Ground Broken On Seven-Story, 30-Unit Mixed-Use Building At 472 Atlantic Avenue, Boerum Hill

YIMBY revealed the seven-story, 30-unit mixed-use building planned at 472 Atlantic Avenue (aka 465 Pacific Streetin Boerum Hill, late last year, and now developers Avery Hall Investments and ARIA Development Group have landed a $34.2 million construction loan, according to Crain’s. The team broke ground on the 85,000 square-foot condo project this week, which will include 15,000 square feet of ground-floor retail space, and completion is expected in early 2017. Morris Adjmi is the architect of record.

Just like Brooklyn’s other trendy industrial zones in Bushwick and Williamsburg, the M-1 zone around the Gowanus Canal has become a breeding ground for boutique hotels. The developer of the nearby Union Hotel filed plans last year for a second hotel at 489 Baltic Street, on the border between Gowanus and Boerum Hill. Now YIMBY has renderings for the four-story project between Bond and Nevins Streets.

Church At 24 4th Avenue Being Demolished For Development, Boerum Hill

The Church of the Redeemer, at 24 4th Avenue near the Barclays Center in Boerum Hill, is slated for demolition this fall to make way for a yet-to-be-determined development, according to The Wall Street Journal. Jackson Group acquired the property for $20 million in 2010, and the contents of the church will likely be sold. Demolition permits were filed in May, and a pre-demolition inspection conducted earlier this July passed.
