Property owner Ephraim Waxman has filed applications for a three-story, three-unit residential building at 1821 49th Street, in southern Borough Park. It will measure 8,180 square feet and its full-floor residential units should average 2,080 square feet apiece, indicative of family-sized configurations. Condominiums are likely in the works. Asher Hershkowitz’s Brooklyn-based architectural firm is the architect of record. The 40-foot-wide, 4,000-square-foot assemblage is currently occupied by two attached two-story houses. Demolition permits have not yet been filed. The 18th Avenue stop on the F train is located three blocks away.

Exterior construction appears to be nearly wrapped up on the five-story, 92-unit mixed-use building under development at 968 60th Street, in western Borough Park. Photos of the construction progress were taken by Pablo Enriquez for the New York Times. Dubbed Hamilton, the 134,367-square-foot building will include 13,848 square feet of ground-floor commercial-retail. The residential units above, which will be rental apartments, should average 931 square feet apiece. They will range from studios to three-bedrooms.

Yosef Streicher, doing business as an anonymous Brooklyn-based LLC, has filed applications for a five-story, 20,421-square-foot mixed-use commercial building at 5501 New Utrecht Avenue, in the heart of Borough Park. The ground floor will host 3,200 square feet of retail space, followed by a 171-child daycare center on the second and third floors, and medical offices on the fourth and fifth floors. Charles Mallea’s Brooklyn-based M Architecture is the architect of record. The irregularly-shaped, 3,351-square-foot lot, at the corner of 55th Street, is currently occupied by a single-story commercial building. Demolition permits haven’t yet been filed. The site is located directly below the 55th Street stop on the D train.

Yacov Levine has filed applications for a four-story, four-unit residential building at 1423 45th Street, in the heart of Borough Park. The structure will measure 4,336 square feet, which means its full-floor residential units should average 1,084 square feet apiece, indicative of family-sized configurations. Peter Gee’s South Slope-based Gee 2000 Architect is the architect of record. The 20-foot-wide, 2,004-square-foot plot is currently occupied by a two-story townhouse. The structure will measure 8,132 square feet, and will include a 2,732-square-foot religious organization on the ground and cellar levels. The residential units above should average 1,080 square feet apiece, indicative of family-sized apartments. Nanuet, N.Y.-based Thomas Kenneth is the applicant of record. The 30-foot-wide, 3,005-square-foot lot is currently occupied by a two-story house. Demolition permits were filed in January.
