Property owner Iskowitz Ernest has filed applications for a three-story, three-unit residential building at 1623 40th Street, in eastern Borough Park, located two blocks from the Ditmas Avenue stop on the F train. The new structure will encompass 7,616 square feet and its residential units should average a very spacious 1,904 square feet apiece, indicative of family-sized condominiums. There will be one apartment per floor and the project will be topped by an open roof terrace. Hudson Valley-based Thomas Kenneth is the applicant of record. The triangular 3,174-square-foot corner lot is currently vacant.


1080 38th Street

Four-Story Commercial Warehouse-Synagogue Project Planned At 1080 38th Street, Borough Park

Brooklyn-based Park Avenue Management has filed applications for a four-story, 6,309-square-foot mixed-use building at 1080 38th Street, in northern Borough Park, located two blocks from the 9th Avenue stop on the D train. The first two floors will contain 3,351 square feet of commercial space in the form of a warehouse and office space. The third and fourth floors will contain a 2,958-square-foot synagogue. Diego Aguilera’s Rego Park-based architecture firm is the architect of record. The 20-foot-wide, 1,903-square-foot plot of land is currently occupied by a two-story, two-unit townhouse. Demolition permits were filed earlier this month.



1771 49th Street

Three-Story, Three-Family Residential Building Coming To 1771 49th Street, Borough Park

Moshe J. Halberstam, of Brooklyn-based Diamond Property Management Inc., has filed applications for a three-story, three-unit residential building at 1771 49th Street, in southern Borough Park, located five blocks from the 18th Avenue stop on the F train. The new building will encompass 7,038 square feet, with 5,279 square feet designated for residential space. That means full-floor residential units should average a spacious 1,760 square feet apiece, indicative of family-sized condominiums. Hudson Valley-based Kenneth Thomas is the architect of record. The 35-foot-wide lot’s deteriorating two-story, two-unit residential building was demolished during the summer of 2015.

Three-Story, Three-Family Residential Building Coming To 1727 49th Street, Borough Park

Gabriel Eisen, doing business as an anonymous LLC, has filed applications for a three-story, three-unit residential building at 1727 49th Street, in southern Borough Park, located five blocks from the 18th Avenue stop on the F train. The new structure will encompass 8,646 square feet, and 6,402 square feet will be used as residential space. That means full-floor units will average 2,134 square feet apiece and are likely being built to accommodate families within this Hasidic Jewish neighborhood. Brooklyn-based Eretz Builders Assistance, a general contractor, is the applicant of record. The site’s old two-story, two-unit house was demolished this past December.
