The latest building permits indicate the building will measure 50,530 square feet and rise 60 feet in height, not including the bulkhead.

Three-Story, Seven-Unit Residential Project Filed At 32 Fountain Avenue, East New York

A Brooklyn-based property owner has filed applications for a three-story, seven-unit residential building at 32 Fountain Avenue, located on the northern end of East New York. The project will measure 6,840 square feet and its residential units should average 956 square feet apiece, indicative of apartments with family-sized configurations. Benjamin A. Leonardi’s Howard Beach-based Miele Associates is the architect of record. The 5,000-square-foot property is vacant. The Norwood Avenue stop on the J train is three blocks away.



814 Fifth Avneue

Four-Story, 10-Unit Residential Building Filed At 814 Fifth Avenue, Greenwood Heights

An anonymous Brooklyn-based LLC has filed applications for a four-story, 10-unit residential building at 814 Fifth Avenue, located at the corner of 33rd Street in Greenwood Heights. The project will measure 14,307 square feet and its residential units should average 990 square feet apiece. That means the apartments could be either rentals or condominiums. There will be a seven-car garage on the ground floor. Murat Mutlu’s Midtown South-based architecture firm is the architect of record. The 50-foot-wide, 5,016-square-foot site is occupied by two two-story townhouses. Demolition permit have not been filed. The 36th Street stop on the D, N, and R trains is three blocks away.


510 West 159th Street

Four-Story, Two-Unit Townhouse Planned At 510 West 159th Street, Washington Heights

Floral Park, N.Y.-based M&K Enterprises Group has filed applications for a four-story, two-unit residential building at 510 West 159th Street, located on the southern end of Washington Heights. The townhouse will measure 4,998 square feet and will rise on the 17-foot-wide, 1,666-square-foot vacant lot. One apartment will be located on the ground and cellar floors, while the second unit will span the second through fourth floors. Sion Hourizadeh’s Floral Park, N.Y.-based Sion Consulting Engineering is the applicant of record. The site was most recently occupied by a four-story, three-unit structure that was demolished back in 2011.
