28-Story, 150-Unit Mixed-Use Building Gets Façade At 436 Albee Square, Downtown Brooklyn

Since YIMBY’s previous update in May, the 28-story, 150-unit mixed-use tower under development at 436 Albee Square, in Downtown Brooklyn, has topped out and begun façade installation. The latest photo of the project was posted to the YIMBY Forums by construction photographer Tectonic. The most recent building permits indicate the structure measures 155,100 square feet and stands 310 feet above street level. There will be 23,740 square feet of retail space across the cellar through third floors. The residential units above should average 793 square feet apiece, indicative of rental apartments. Yoel Schwimmer is the developer and ODA New York is behind the design. Completion is expected in 2017.


68-03 Roosevelt Avenue

Reveal For Universal Church’s New Five-Story, 79-Foot-Tall House of Worship At 68-03 Roosevelt Avenue, Woodside

A model has surfaced of the planned five-story, 63,341-square-foot church project at 68-03 Roosevelt Avenue, located on the corner of 69th Street in Woodside. The Universal Church of the Kingdom of God is currently seeking a variance from the Board of Standards and Appeals for the project, DNAinfo reported. The proposed structure would stand 79 feet tall and would include a house of worship, classrooms, multipurpose rooms, a recording studio, and 10 rectory units. A 150-car parking garage is also part of the plan. It would replace the congregation’s existing facility. Atlanta-based M3G Design is the architect of record. The 69th Street stop on the 7 train rumbles just above the street.


317 Hoyt Street

Three-Story, 56,800-Square-Foot School Expansion Filed For PS. 32 At 317 Hoyt Street, Gowanus

The New York City School Construction Authority (SCA) has filed applications for a three-story, 56,856-square-foot expansion of P.S. 32 The Samuel Mills Sprole School at 317 Hoyt Street, in Gowanus. The new addition, with an address of 420 Union Street, will feature administrative offices, a cafeteria, a library, and a lobby on the ground floor, followed by classrooms on the two floors above. A playground will be located on the second floor, as well. The 46-foot-tall structure will most likely be built on the eastern end of the site, where single-story overflow classrooms currently exist. Edelman Sultan Knox Wood Architects will be responsible for the design.


532 Neptune Avenue

New Rendering Revealed Of Neptune/Sixth’s Single-Story Retail Building Planned At 532 Neptune Avenue, Coney Island

An updated rendering has been revealed for the phase two retail portion of Neptune/Sixth, a multi-building, mixed-use development located at 532 Neptune Avenue and 626 Sheepshead Bay Road, in Coney Island. The first phase, now under construction, consists of a seven-story, 161,000-square-foot mixed-use commercial building. The second phase of the project will be a single-story, 90,000-square-foot retail building. CVS Pharmacy recently signed a lease for 11,300 square feet in the building and construction is set to begin later this fall.


16-37 Central Avenue

New Two-Story, 31,800-Square-Foot Queens Library Branch Planned At 16-37 Central Avenue, Far Rockaway

The New York City Department of Design and Construction (DDC) has filed applications for a new two-story, 31,779-square-foot Queens Library at Far Rockaway. The new building will be built on the site of the existing, single-story library branch, at 16-37 Central Avenue. The facility will feature a circulation and information center, meeting rooms, a business center, and individual children, teen, and adult sections. Snøhetta will be designing the project. The 25,877-square-foot site is located at the corner of Mott Avenue, three blocks from the Far Rockaway-Mott Avenue stop on the A train. Demolition permits have not been filed for the existing library.
