Six-Story, 110-Unit Residential Building Planned at 22 Burling Lane, New Rochelle

ELD Properties and Equity Land Developers are planning a six-story, 110-unit residential building at 22 Burling Lane, in downtown New Rochelle. That’s in southern Westchester County. Dubbed Millennia, the project will have rental apartments ranging from studios to two-bedrooms, 11 of which will rent at below-market rates as affordable housing, Westfair reported. Amenities will include a fitness center, a yoga room, a business center with conference rooms, a lounge, private residential storage space, a pet park, and a 146-car parking garage. The developers also want to build a path along the New England Thruway (I-95) that connects to a park they’re planning at the end of Burling Street. The park will include an existing pedestrian bridge, expected to be reopened, that crosses the Thruway. The assemblage at 22-26 Burling Lane includes a two-and-a-half-story house and a three-story office building. Demolition is expected to begin in the next few weeks, with completion of the new building scheduled for 2017. The city’s Metro-North Railroad station is on the other side of the Thruway.

Three-Story, Three-Unit Residential Building Coming to 1821 49th Street, Borough Park

Property owner Ephraim Waxman has filed applications for a three-story, three-unit residential building at 1821 49th Street, in southern Borough Park. It will measure 8,180 square feet and its full-floor residential units should average 2,080 square feet apiece, indicative of family-sized configurations. Condominiums are likely in the works. Asher Hershkowitz’s Brooklyn-based architectural firm is the architect of record. The 40-foot-wide, 4,000-square-foot assemblage is currently occupied by two attached two-story houses. Demolition permits have not yet been filed. The 18th Avenue stop on the F train is located three blocks away.

Two-Story, 5,350-Square-Foot Retail Building Planned at 89 North 6th Street, Williamsburg

Chicago-based L3 Capital has filed applications for a two-story, 5,350-square-foot commercial-retail building at 89 North 6th Street, in Williamsburg. The project, to rise 43 feet above street level, will host 4,250 square feet of retail space across the ground and second floors. The cellar will contain accessory storage space. Midtown East-based Kenneth Park Architects is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently occupied by a four-story tenement building. Demolition permits have not been filed. The Bedford Avenue stop on the L train, expected to cease service into Manhattan for 18 months starting as early as 2019, is located two blocks away.

Four-Story, Eight-Unit Residential Building Planned at 2088 Bathgate Avenue, Tremont

Jamaica-based Phoenix Home Realty has filed applications for a four-story, eight-unit residential building at 2088 Bathgate Avenue, in the West Bronx’s Tremont section. It will measure 8,353 square feet and its residential units should average 821 square feet apiece, indicative of rental apartments. Gerald J. Caliendo’s Briarwood-based architectural firm is the architect of record. The 33-foot-wide, 2,326-square-foot property is currently vacant. Metro-North Railroad’s Tremont station is located six blocks away.

Construction Complete on Five-Story, 10-Unit Residential Building at 1485 Gates Avenue, Bushwick

Construction has been completed on the five-story, 10-unit residential building under development at 1485 Gates Avenue, in central Bushwick. The latest building permits indicate it measures 11,017 square feet. Its residential units should average 873 square feet apiece, which mean they could be either condominiums or rental apartments. Amenities include laundry facilities and a rooftop recreational space. Yoel Berkovits is the developer. Beam Group is the design architect, while Joseph A. Mucciolo’s Long Island-based architectural firm is serving as the executive architect. Occupancy is expected soon. YIMBY first reported on the project when new building applications were filed in July of 2014. The Myrtle-Wyckoff Avenues stop on the L and M trains is two blocks away.

Six-Story, 12-Unit Residential Building Filed at 140-20 Cherry Avenue, Flushing

Property owner Kevin Yang, doing business as an anonymous Whitestone-based LLC, has filed applications for a six-story, 12-unit residential building at 140-20 Cherry Avenue, located on the southern end of downtown Flushing. It will measure 9,281 square feet and its residential units should average 700 square feet apiece, indicative of rental apartments. Amenities include laundry facilities, six off-street parking spaces, and a rooftop terrace. There will also be doctor’s offices in the cellar. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. The 28-foot-wide, 2,800-square-foot property is currently occupied by a two-story house. Demolition permits were filed back in late 2014. The Flushing-Main Street stop on the 7 train (the line’s eastern terminus) is nine blocks to the north.

Development Team Acquires 11-Story Watchtower Complex at 25-30 Columbia in Brooklyn Heights, Plans Creative Office Conversion

Over the spring, a team of developers entered into contract to acquire, from the Jehovah’s Witnesses, the 11-story, 739,000-square-foot commercial complex known as the Watchtower, at 25-30 Columbia Heights, in Brooklyn Heights. The team – now a joint venture between the Kushner Companies, CIM Group, and LIVWRK – have closed on the purchase for roughly $340 million, Commercial Observer reported. The new owners plan to convert the complex into creative office space, likely similar to how some of the same developers transformed the five-building complex now dubbed DUMBO Heights. The redevelopment is expected to begin within a year. In addition to the acquisition of 25-30 Columbia Heights, the same partnership is remains in contract to buy the vacant, block-encompassing development site at 85 Jay Street, in DUMBO.

Construction Complete at Four-Story, 10-Unit Residential Project, 434 Manhattan Avenue, Williamsburg

Construction has been completed on the four-story (plus penthouse), 10-unit residential building under development at 434 Manhattan Avenue in Williamsburg. That’s on the corner with Bayard Street. YIMBY previously revealed schematic drawings of the project when foundation work was underway in the spring of 2015. The latest building permits show the building measures 10,262 square feet. The residential units should average 676 square feet apiece, indicative of rental apartments. Amenities include laundry facilities and a 302-square-foot recreational area on the ground floor. Borough Park-based Yoel Berkovitz is the developer and Beam Group is the design architect. Edward F. Zevallos Architect is serving as the architect of record. Occupancy can be expected very soon. The Lorimer Street/Metropolitan Avenue stop on the G and L trains is eight blocks away.

Three-Story, Single-Family Townhouse Coming to 172 Putnam Avenue, Bedford-Stuyvesant

It will measure 2,815 square feet and will host 2,032 square feet of living space across. There will be additional recreational space in the cellar. Property owner Yaniv Zohar, doing business as an anonymous Kew Gardens-based LLC, has filed applications for four three-story, three-unit residential buildings at 3217-3223 Pearsall Avenue, in the East Bronx’s Allerton section. The buildings will measure between 3,640 square feet and 3,845 square feet. Across the entire project, the full-floor residential units should average a family-sized 1,013 square feet apiece. There will be a total of 10 off-street parking spaces. Arnold Montag’s Great Neck, N.Y.-based AM/PM Design & Consulting is the architect of record. The 100-foot-wide, 10,000-square-foot property is currently occupied by a single-story house. Demolition permits were filed in June. The Gun Hill Road stop on the 5 train is seven blocks away.
