Four-Story, 10-Unit Residential Project Planned at 1072 University Avenue, Highbridge

Property owner Shahin Badaly, doing business as an anonymous Mount Vernon, N.Y.-based LLC, has filed application for a four-story, 10-unit residential building at 1072 University Avenue, in Highbridge. The structure will measure 6,452 square feet, which means its residential units should average 645 square feet apiece, indicative of rental apartments. There will be two to three per floor. Mount Vernon-based SJBP Consulting Engineers is the applicant of record. The 27-foot-wide, 2,673-square-foot property is currently vacant. The site is located eight blocks from the 167th Street on the 4 train.


456 Washington Street

Construction Complete on 11-Story, 106-Unit Luxury Rental Building at 456 Washington Street, TriBeCa

Since last fall, when façade work was wrapping up, construction on the 11-story, 106-unit residential building at 456 Washington Street, located on the corner of Watts Street in TriBeCa, has finished. The new building encompasses 186,054 square feet and is home to 106 luxury rental apartments, 22 of which will rent at below-market rates through the housing lottery. The apartments, averaging 1,330 square feet apiece, range from studios to five-bedrooms.


350 East 86th Street

Extell Expands Mixed-Use Development Assemblage at 350 East 86th Street, Upper East Side

After entering into contract nearly a year ago, Extell Development has closed on the purchase of the single-story, 128,250-square-foot Gristedes grocery store at 350 East 86th Street, on the Upper East Side, for $93 million. The acquisition was funded with a $55 million mortgage, Commercial Observer reported. The developer also owns the neighboring four- and five-story tenement buildings at 1645-1651 First Avenue. Combined with the new acquisition, the 20,650-square-foot assemblage now supports 206,500 square feet of new mixed-use development up to 210 feet above street level. The developer is apparently planning a 20-story, 200-plus-unit condominium project at the site, although there aren’t many details on it. Demolition permits haven’t been filed for any of the Extell-owned properties, but Gristedes is expected to vacate the premises later this year.


The Lowline

Lower East Side’s Lowline Underground Park Moves Forward with First City Approval

The New York City Economic Development Corporation (NYCEDC) and Mayor Bill de Blasio’s Executive Office of Housing and Economic Development (EOHED) have selected the team behind the Lowline proposal to lease the vacant, 60,000-square-foot Williamsburg Bridge Trolley Terminal, located under Delancey Street between Clinton and Norfolk streets on the Lower East Side. This marks the first city approval for the project, bringing it significantly closer to reality. The public park would take up roughly 43,500 square feet of the abandoned terminal.


30 Hudson Yards

Glass Curtain Wall Being Installed on 90-Story Supertall 30 Hudson Yards

The first few glass panels have been installed on the lower levels of what will be the 90-story, 2.6-million-square-foot office tower known as 30 Hudson Yards, being built on the corner of Tenth Avenue and West 33rd Street. The structure appears to have also gained a story or two since YIMBY’s update earlier this month. The progress can be seen thanks to photos posted to the YIMBY Forums by user Robert Walpole. As previously reported, the tower will eventually top out at 1296 feet, 11 inches. The entirety of the building’s office space has already been reserved for tenants, including Time Warner Inc., Wells Fargo Securities, KKR, Related Companies, and Oxford Properties Group. The last two are the project’s developers. Kohn Pedersen Fox is the design architect. Completion is expected in 2019.
