Steel Rises for 11-Story, 94-Unit Mixed-Use Condo Building at 196 Orchard Street, Lower East Side

Back in December of 2015, updated renderings were revealed of the 11-story, 94-unit mixed-use building planned at 196 Orchard Street, on the Lower East Side. Steel beams are now being rising from the ground at the site, Bowery Boogie reported. The structure will encompass 178,376 square feet. There will be 38,452 square feet of commercial space across the cellar through third floors. Most of that space will be utilized by a three-story Equinox fitness center, which required a special permit from the Board of Standards and Appeals, and Community Board 3 will see the plans this month. Parts of the ground and cellar levels will also contain retail space. The apartments, which will be condominiums, begin on the fourth floor. Units will average 978 square feet apiece and will come in studios and one-bedrooms. The structure will be topped by a roof deck. Magnum Real Estate Group and Real Estate Equities Corporation are the developers, while Ismael Leyva Architects is designing. Incorporated Architecture & Design is responsible for the interiors. Completion is expected in late 2017.

Zaha Hadid-Designed Mixed-Use Project Planned At 220 Eleventh Avenue, West Chelsea

Back in 2002, the Moinian Group acquired, for an undisclosed amount, the 19,750-square-foot lot at 220 Eleventh Avenue, located between West 25th and 26th streets in West Chelsea. Since then, the Metropolitan Transportation Authority (MTA) has constructed what appears to be a ventilation system for the 7 Subway Extension on the northern end of the lot. Now, we can bring you news that the developer is moving forward with development of the site. Planned is a mixed-use project, with condominiums and a space for a cultural institution, designed by Zaha Hadid Architects. The project was one of the last that Zaha Hadid personally designed before she unexpectedly passed away earlier this year. The site can accommodate up to 187,820 square feet of new mixed-use development. Construction is expected to get underway in early 2017.

445-Key Hard Rock Hotel Under Development at 159 West 48th Street, Midtown

Over the weekend, it was revealed, by the New York Post, that Extell Development is partnering with Hard Rock International to build a Hard Rock Hotel at 151-159 West 48th Street, located mid-block between Sixth and Seventh avenues, near Times Square in Midtown. Now, a rendering and additional details have been released in a Curbed NY report. The hotel tower will boast 445 rooms, a lobby lounge, a restaurant and bar, a rooftop lounge, and an underground speakeasy-style establishment. The hotel will also feature iconic music memorabilia, like many Hard Rock locations do. The 13,153-square-foot site is currently occupied by a seven-story parking garage and a five-story tenement building. Permits were filed to demolish the garage in February. The assemblage can accommodate 180,336 square feet of commercial development as-of-right. Additional air rights can be acquired elsewhere on the block and from around the district, as the site sits within the special Times Square zoning district.

Two Three-Story, Three-Unit Residential Buildings Coming to 101-16 Lewis Avenue, Corona

Queens-based property owner Bin Yan, doing business as an anonymous LLC, has filed applications for two three-story, three-unit residential buildings at 101-16 – 101-18 Lewis Avenue, in Corona, located five blocks north of the Long Island Expressway. Each structure will measure just 3,600 square feet. Across both, the full-floor residential units should average 833 square feet apiece. The ground-floor of each structure will feature a single-car garage and laundry facilities will be located in the cellars. Thee Shiun Eric Ken’s Flushing-based company is the applicant of record. The project will rise on a 25-foot-wide, 2,500-square-foot lot on the corner of 102nd Street. Demolition permits were filed in March to remove the site’s single-story occupant.

Four-Story, Six-Unit Residential Building Filed at 287 Midwood Street, Prospect Lefferts Gardens

Brooklyn-based property owner David Mosseri has filed applications for a four-story, six-unit residential building at 287 Midwood Street, in Prospect Lefferts Gardens, located four blocks from the Sterling Street stop on the 2 and 5 trains. The structure will measure 6,000 square feet and its residential units should average 733 square feet apiece, indicative of rental apartments. There will be two apartments per floor on the ground through second floors, followed by two units across both the third and fourth floors. David Nagan’s Fresh Meadows-based King David Architecture is the architect of record. The 20-foot-wide, 2,000-square-foot lot is currently occupied by a two-story townhouse. Demolition permits have not yet been filed.

Six-Story, 12-Unit Residential Building Now Planned at 505 Clinton Avenue, Clinton Hill

Back in September of 2014, YIMBY reported on applications for a six-story, 10-unit mixed-use building at 505 Clinton Avenue, in southern Clinton Hill, located right above of the Clinton-Washington Avenues stop on the C train. Those plans never got off the ground and are now being replaced with ones for a six-story, 12-unit residential project. The latest new building application calls for one with 10,350 square feet of residential space, which means units should average 862.5 square feet apiece. The structure would be topped by a penthouse level, which would be associated with one of the sixth-floor apartments and would be a duplex. The development team has also changed since 2014, with Brooklyn-based Dimora NYC Inc. now the developer and Woody Chen’s Elmhurst-based Infocus Design & Engineering as the architect. The 30-foot-wide site’s old two-story house was demolished in March.

KPMB Architects Designing Brearley School’s New 12-Story Academic Building at 70 East End Avenue, Upper East Side

Back in July of 2015, the Brearley School – a 700-student, all-girls prep school – announced plans for an eight- to 10-story academic building at 70-74 East End Avenue, located on the corner of East 83rd Street in the Yorkville section of the Upper East Side. New details have been revealed in a DNAinfo report. The latest plans, which have not yet been filed with the Buildings Department, call for a 12-story building with classrooms and labs, a gymnasium, an auditorium, a library, a lounge, and a playground for younger students. The site can accommodate a new building of up to 75,780 square feet. KPMB Architects will be responsible for the design. The three five-story tenement buildings, previously occupied by 15 rent-stabilized tenants, have been vacated and demolition permits were filed in April. Completion is expected before September of 2019. Brearley’s current 12-story building at 610 East 83rd Street would then receive extensive renovations.

Six-Story, 10-Unit Mixed-Use Building Tops Out at 10-44 Jackson Avenue, Long Island City

Back in early 2013, new building applications were filed for a six-story, 10-unit mixed-use building at 10-44 Jackson Avenue, in the Hunters Point section of Long Island City. The site’s two-story predecessor was demolished in late 2014 and, now, construction on the project has topped out, according to the Court Square Blog. The project will measure 12,283 square feet and will feature 1,670 square feet of retail space across the ground and cellar levels. The units, which begin on the second floor, should average 686 square feet apiece, indicative of rental apartments. It will be topped by an apartment that spans part of the sixth floor and an upper-level penthouse. Brooklyn-based property owner Tibi Zicherman is the developer, while Douglas Pulaski’s Bricolage Designs is the architect. Completion is expected later this year.

Preliminary Plans Proposed for Two-Story, 350-Unit Mixed-Use Complex at 195 North Broadway, Hicksville

Last year, Midtown-based Seritage Growth Properties (the real estate investment trust, or REIT, of Sears Holdings Inc.) acquired, for an unspecified amount, the 26.4-acre property at 195 North Broadway, in the hamlet of Hicksville, located in Nassau County, Long Island. Now, the REIT has proposed preliminary plans to build a 350-unit mixed-use complex on the site, according to Long Island Business News. They call for a two-story complex also containing retail space that includes a supermarket and shops, as well as a promenade. The property is currently occupied by a 156,000-square-foot Sears department store, a Sears auto center, a Chipotle restaurant, and a TD Bank. Everything would be demolished except for the TD Bank and Chipotle, which are located in separate small structures along North Broadway. The plans are at least a year-plus from getting underway, but the developer has already begun meeting with the Hicksville Community Council. The site is located seven blocks from the neighborhood’s Long Island Rail Road station.

Three-Story, 11-Unit Residential Building at 138-140 West 11th Street to Get Single-Family Conversion, Greenwich Village

Back in September of 2014, real estate investors Enrique Alonso and Katherine Pozycki-Alonso acquired, for $19.2 million, the three-story, 11-unit residential building at 138-140 West 11th Street, in Greenwich Village. Now, an unknown buyer has acquired the 12,000-square-foot property for $31 million and is planning to transform it into a single-family mansion, according to the Wall Street Journal. The structure, which previously contained two rent-stabilized apartments, is being delivered vacant. Extensive renovations to the interior are expected. The 5,450-square-foot lot currently contains 16,240 square feet of residential air rights, so an expansion is also possible. Any exterior alterations to the property must be approved by the Landmarks Preservation Commission, as the townhouses sit within the Greenwich Village Historic District.
