Construction Wrapping Up On World Trade Center’s Liberty Park, Financial District

In September of 2015, construction was underway on the St. Nicholas Greek Orthodox Church planned on the eastern end of the also-under-construction, one-acre Liberty Park, located on the southern end of the World Trade Center complex, in the Financial District. Now, construction on the rest of Liberty Park, which is elevated 25 feet above street level, is nearly complete, DNAinfo reports. The new park will feature landscaped greenery, plantings, seating and benches, and a 300-foot-long “Living Wall” along its northern base wall. Opening is expected some time this summer. As for the church, being designed by Santiago Calatrava (who also designed the World Trade Center Transportation Hub), construction is expected to last into 2017. The Port Authority of New York & New Jersey is behind the project.

City Moving Forward Without State on Two-Tower, 304-Unit Mixed-Income Residential Project at Pier 6, Brooklyn Heights

In March, the Empire State Development Corporation (ESD) withheld approval for the two-tower, mixed-income residential project at Pier 6 in Brooklyn Bridge Park, located in southern Brooklyn Heights. The city selected RAL Development and Oliver Realty Group, with ODA New York as the architect, to develop a 29-story, 192-unit condominium building and a 14-story, 147-unit mixed-use rental building with 117 below-market-rate apartments, a preschool, a 930-square-foot retail component, and 1,500-square-foot community facility. Now, the ESD is withdrawing from the project, entirely over concerns regarding ties between the developers and the administration of Mayor Bill de Blasio, Politico New York reports.

Foundation Work Complete for 62-Story, 426-Unit Mixed-Use Tower at 242 West 53rd Street, Midtown

YIMBY last brought you a construction update in December, when foundation work was underway, on the 62-story, 426-unit mixed-use tower planned at 242 West 53rd Street (a.k.a. 239 West 52nd Street), in Midtown between Eighth Avenue and Broadway. Since then, foundation work has largely wrapped up, as seen in photos by Vertical Gotham via the YIMBY Forums, which means construction can now proceed skyward. Residential units in the 542,276-square-foot, 675-foot-tall tower should average 1,024 square feet apiece. There will also be 16,514 square feet of ground floor retail space. Amenities will include a 90-car parking garage, storage space for 247 bikes, a fitness center, a swimming pool, a basketball court, a golf simulator, and a private entertainment area. There will also be outdoor terraces on the second, third, and 61st floors. Algin Management is the developer, while CetraRuddy is behind the design of the exteriors and interiors.


1065 57th Street

Three-Story, Two-Family Residential Building Coming to 1065 57th Street, Borough Park

Israel Friedman, doing business as an anonymous Brooklyn-based LLC, has filed applications for a three-story, two-unit residential building at 1065 57th Street, in Borough Park, located six blocks from the Fort Hamilton Parkway stop on the N train. The structure will measure 10,628 square feet. There will be a duplex unit located on the ground and second floors, followed by a single unit on the third floor. If the residential space is divided like so, the duplex unit should measure 5,284 square feet, and the third-floor unit should measure 2,642 square feet, and those numbers are indicative of condominiums. Brooklyn-based Asher Hershkowitz is the architect of record. An existing two-and-a-half-story, wood-framed house must first be demolished.


2349 Coney Island Avenue

Twin Three-Story, Two-Unit Mixed-Use Buildings Planned at 2349 Coney Island Avenue, Sheepshead Bay

Brooklyn-based GY Properties has filed applications for twin three-story, two-family mixed-use buildings at 2349-2353 Coney Island Avenue, in Sheepshead Bay, located six blocks from the Avenue U stop on the Q train. From north to south, they will measure 6,439 and 6,498 square feet respectively. The ground floors in each structure will host 1,901 and 1,925 square feet of retail space. Across both buildings, the project’s four full-floor residential units should average 1,304 square feet apiece, indicative of condominiums. Danny Isla’s Long Island-based Isla Engineering Service Company is the applicant of record. The 40-foot-wide plot is currently vacant.
