Three-Story, Six-Unit Residential Building Planned at 190 East 7th Street, Kensington

Bay Ridge-based EM Development has filed applications for a three-story, six-unit residential building at 190 East 7th Street, in northern Kensington, located four blocks from the Fort Hamilton Parkway stop on the F/G train. The structure will measure 9,400 square feet, and its residential units should average 1,177 square feet apiece, indicative of condominiums. The apartments will be evenly spaced throughout the building, with each floor hosting two units. There will also be five surface parking spaces, probably located behind the building. Paul Lombardi’s Brooklyn-based Design Studio Associates is the architect of record. The 56-foot-wide lot is currently occupied by a two-and-a-half-story wood-framed house.


102 West 131st Street

Four-Story, Two-Unit Residential Project Planned at 102 West 131st Street, Harlem

Atomatic Contracting Inc. has filed applications for a four-story, two-unit residential building at 102 West 131st Street, in Harlem. The 5,272-square-foot building will rise on a 16-foot-wide, 1,665-square-foot vacant lot. One of the apartments will be located on the ground floor, while the second will take up the second through fourth floors. With the residential space divided as such, the ground-floor unit would measure roughly 1,055 square feet, and the larger unit would measure 3,164 square feet, which means condominiums would be in the works. Sion Hourizadeh’s Floral Park-based Sion Associates is the applicant of record.


295 Douglass Street

Reveal For Three-Story Renovation of Gowanus Arts Building at 295 Douglass Street, Gowanus

Property owners of the Gowanus Arts Building – a three-story, 14,750-square-foot community hub at 295 Douglass Street, in northern Gowanus – are planning to renovate and upgrade their building. The project will see the construction of a theater and gallery on the ground floor, a rooftop vegetable farm, interior renovations to art studios, and exterior upgrades, according to DNAinfo. Spoke the Hub, a nonprofit dance organization, will hold events in the new theater, which will open in early 2017. The roof farm is being dubbed Gowanus Sky Farm and will be designed by Brooklyn Grange. Civic Architecture Workshop is designing the overall project. Construction is expected to begin this summer, although some existing tenants must first move out temporarily.


560 East 137th Street

Nine-Story, 156-Unit All-Affordable Senior Building Planned at 560 East 137th Street, Mott Haven

In addition to the announcement for the 145-unit, all-affordable senior residential building at Fort Greene’s Ingersoll Houses, the New York City Housing Authority has revealed plans for another all-affordable senior residential building at 560 East 137th Street, located on the corner of St. Ann’s Avenue within the Mill Brook Houses development, in Mott Haven. The building will rise nine stories and will contain 156 below-market rate rental apartments, the New York Times reports. Dubbed Mill Brook Terrace, it will include a senior center, a community room, and a rooftop garden. West Side Federation is the developer and has already ground-leased the site, currently a parking lot, from the city for 60 years. Construction is expected to begin next year.


110 St. Edwards Street

Reveal for 16-Story, 145-Unit All-Affordable Senior Building at 110 St. Edwards Street, Fort Greene

Back in July of 2015, it was revealed that the New York City Housing Authority was planning an all-affordable residential building at 110 St. Edwards Street, located at the corner of Myrtle Avenue within the Ingersoll Houses public housing development, in Fort Greene. Now, a rendering, along with additional details, have been revealed on the building in a report by the New York Times. The building will rise 16 stories and will host 145 below-market rate, senior-exclusive (62-years-old and up) rental apartments. The project, dubbed Ingersoll Senior, will also include a senior center featuring a variety of services. BFC Partners is the developer and will ground-lease the property from the city. Construction is expected to begin next year.
