Six-Story, Eight-Unit Mixed-Use Building Filed At 1014 Banner Avenue, Brighton Beach

An anonymous Brooklyn-based LLC has filed applications for a six-story, eight-unit mixed-use building at 1014 Banner Avenue, in Brighton Beach, located four blocks north of the Brighton Beach stop on the B/Q trains. The new structure will measure 13,252 square feet in total and will feature a 2,140-square-foot children’s daycare on the ground and cellar levels. The residential units, many of them duplexes, will begin on the second floor and should average 1,149 square feet apiece. There will be recreational amenity space on the second floor. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 30-foot-wide lot is currently occupied by a single-story house. Demolition permits have not yet been filed.


90 Park Avenue

Five-Story, 256-Unit Residential Complex Breaks Ground At 90 Park Avenue, Florham Park, New Jersey

The Rockefeller Group and Korman Communities have officially broken ground on the five-story, 256-unit residential complex planned at 90 Park Avenue, in northern New Jersey’s Florham Park, located roughly 1.5 miles from NJ Transit’s Madison station. The 450,000-square-foot building, dubbed AVE Florham Park, will be geared towards corporate tenants and employees in the relocating process, according to Real Estate Weekly. There will be 40,000 square feet of outdoor amenities, including private and community courtyards, a pool, fire pits, and entertainment spaces. The 24,000 square feet of indoor amenities include a theater, a café, a fitness center/yoga studio/spa, and a business center with conference suites. The project is a part of the larger office park development called The Green at Florham Park, which already contains a number of office buildings. Completion is expected in early 2017.


257-37 147th Drive

Three Two-Story, Two-Family Houses Coming To 257-37 147th Drive, Rosedale, Queens

Jamaica-based property owner Nathan Somehk has filed applications for three two-story, two-family houses at 257-37 – 257-43 147th Drive, in southern Rosedale, located roughly a mile from the neighborhood’s Long Island Rail Road station. Each of them will 3,599 square feet, and their full-floor residential units should average a family-sized 1,197 square feet apiece. All three structures will feature a laundry room in the cellar as well as two off-street automobile parking spots. Queens-based Gerald J. Caliendo is the applicant of record. The 120-foot-wide lot is currently occupied by a one-and-a-half-story house. Demolition permits were filed in February.


29 Norman Avenue

Single-Story, 23,000-Square-Foot Building Being Converted Into Multi-Use Commercial Space At 29 Norman Avenue, Greenpoint

The car company BMW is planning to convert the single-story, 23,000-square-foot warehouse at 29 Norman Avenue, in southern Greenpoint, located five blocks from the Nassau Avenue stop on the G train, into a multi-use commercial building. According to Bedford+Bowery, the property will feature a design studio for MINI (a car brand owned by BMW), a restaurant, creative office space, open public work space, and a gallery. The schedule A also includes an outdoor garden, and the property will reportedly host community events and performances. The conversion is being designed by Brooklyn-based nARCHITECTS. The building is being dubbed A/D/O, which stands for Amalgamated Drawing Office, and a targeted completion date has not been revealed.


155 Attorney Street

Construction Wraps on Seven-Story, 37-Unit Residential Building at 155 Attorney Street, Lower East Side

Back in August of 2014, renderings were revealed of, and excavation work was imminent for, the seven-story, 37-unit residential building under development at 155 Attorney Street, on the Lower East Side. Now, Bowery Boogie reports that the project has topped out and the windows have been installed. The rest of the façade appears to not yet have been installed, going by how the building looks in renderings. The 30,000-square-foot building will likely feature rental apartments, as its residential units should average 811 square feet apiece. There will be five “recreational rooms,” bicycle storage, and a storage room in the cellar. Midtown Equities is the developer. SRA Architecture + Engineering is the latest architect of record with Studio V Architecture having  been replaced sometime during construction. Completion is likely later this year.
