Permits Filed For Eight-Story Mixed-Use Building At 2171 Frederick Douglass Boulevard, Harlem

B Plus Realty has filed permits to construct a new apartment building on a vacant lot at 2171 Frederick Douglass Boulevard in Harlem. That’s between 117th and 118th Streets. The eight-story, 85-foot-tall building would have 13,832 square feet. Residential square footage would be 12,556 square feet for 14 units, meaning they would average about 897 square feet. There would be two apartments each on floors two through eight. The cellar would contain laundry, plus parking for seven bicycles. The first floor would contain 1,276 square feet of retail. Architect Raul Cabato is the applicant of record.

City Plans 59-Unit, Seven-Story Mixed-Use Building At 453 Hinsdale Street

It’s about to get very busy for a corner in the East New York neighborhood of Brooklyn. In addition to the seven-story building planned at 500 Livonia Avenue, HPD plans another seven-story building spanning 81,435 square feet at 453 Hinsdale Street. The former will have 90 units while the latter will have 62 units, though the Schedule A seems to indicate 59 units. Those apartments will spread across 69,634 square feet. If the number is indeed 62, that means units will average a spacious 1,123 square feet apiece. A 1,094 square-foot community facility and 10,707 square-foot retail space will be on the ground level, plus storage for 31 bicycles. Like 500 Livonia Avenue, Christine Hunter of Manhattan-based Magnusson Architecture and Planning is the applicant or record.

City Plans 90-Unit, Seven-Story Mixed-Use Building At 500 Livonia Avenue, East New York

The New York City Department of Housing Preservation and Development is planning to construct a new mixed-use building on an empty lot in East New York. The seven-story, 88,081 square-foot building will be erected at 500 Livonia Avenue, between Snediker and Hinsdale Streets. It will house 90 residential units across 79,284 square feet, for an average unit size of about 881 square feet. In addition to two residential units, the first floor will have 8,797 square feet of retail space, storage for 45 bicycles, and recreation space. Christine Hunter of Manhattan-based Magnusson Architecture and Planning is the applicant or record. The closest trains will be the L at Livonia Av and the 3 at Pennsylvania Av.

Three Stories, 16 Residential Units Coming To 139-12 Atlantic Avenue, Jamaica

Property owner Anthony Gallo has filed applications for four three-story, multi-family residential buildings at 139-12 – 139-22 Atlantic (95th) Avenue, in Jamaica, six blocks from Jamaica Station. Each will measure 2,960 square feet and have four residential units, which means units will average a rental-sized 740 square feet apiece. Joseph Sultana’s Bayside-based JLS Designs is the applicant of record, and the plot of land is currently vacant.


360 3rd Avenue

Landmarked Two-Story Building At 360 3rd Avenue Gets Renovations, Gowanus

Early last year, The Brooklyn Paper reported the landmarked two-story building at 360 3rd Avenue, in Gowanus, was falling into neglect by its owners, who previously agreed to restore the building. Now, the structure finally appears to have received work, Curbed reports. The building has received an artificial white-stone façade, although interior work is likely still underway. No known tenants have planned to lease the property yet, although the building is also on the market to be sold.
