10-Story, 18-Unit Residential Project Planned At 1771 Weeks Avenue, Mount Hope

Lorenzo De Vardo, operating under an LLC, has filed applications for a 10-story, 18-unit residential building at 1771 Weeks Avenue, in Mount Hope, two blocks east of the B and D trains’ stop at 175th Street and Grand Concourse. The building will measure 19,512 square feet, boasting relatively large average units of 1,084 square feet apiece. Reza Khamcy’s Great Neck-based Icon Engineering is the applicant of record, and permits were filed in July to demolish an existing two-story structure.


622 Myrtle Avenue

Six-Story, 11-Unit Residential Building Filed At 622 Myrtle Avenue, Bedford-Stuyvesant

Joel Schwartz’s Brooklyn-based Southside Units has filed applications for a six-story, 11-unit residential building at 622 Myrtle Avenue, in northwestern Bedford-Stuyvesant, four blocks north of the Classon Avenue stop on the G train. The building will measure 9,408 square feet, which means units will average 855 square feet apiece. A retail unit will also be located in the cellar level, and Queens-based Julien Flander is the applicant of record. A three-story brick townhouse must first be demolished.


252 South Street

Extell’s 80-Story, 800+ Unit Tower At 252 South Street Revealed, Lower East Side

Earlier this year, YIMBY revealed the first few renderings of Extell Development’s 252 South Street, on the Lower East Side (in the Two Bridges neighborhood), and now Bloomberg Business has the full reveal for the 80-story tower. Dubbed One Manhattan Square, the building will have more than 800 condominiums, and will feature 50,000 square feet and 40,000 square feet of indoor and outdoor amenities, respectively. Foundation work is well underway, and completion is expected by early 2019. Adam Associates is the architect of record.


37-34 89th Street

Seven-Story, Eight-Unit Residential Project Planned At 37-34 89th Street, Jackson Heights

Property owner Ruo Ruo Yang has filed applications for a seven-story, eight-unit residential building at 37-34 89th Street, in Jackson Heights, right around the corner from the 7 train’s stop at 90th Street and Elmhurst Avenue. The building will total 8,595 square feet, and units will average 1,074 square feet apiece. Chang Hwa Tan’s Flushing-based Tan Architect is designing, and permits were filed earlier this month to demolish an existing two-story home.


822 4th Avenue

Eight-Story, 62-Key Hotel Building Now Planned At 822 4th Avenue, Greenwood

Over a year ago, YIMBY reported on filings for a nine-story, 72-key mixed-use hotel project at 822 Fourth Avenue, in Greenwood, four blocks south of the R train’s stop on 25th Street. Yesterday, the building was resubmitted to the DOB with slight downward revisions, probably due to zoning restrictions. Sunset Park-based Signature Management Enterprises is still the developer, and the building will now rise eight stories and have 62 hotel rooms. Healthcare facilities will span 18,000 square feet across floors two through four, and Chi F. Lau is the architect of record.
