Two Single-Family Homes Coming To 226 Gansevoort Boulevard, Staten Island

SI Northshore Enterprises has filed applications for two two-story, single-family homes on the block-through lot at 226-228 Gansevoort Boulevard, in Manor Heights, located centrally on Staten Island. The entire development will measure 3,927 square feet, which means each home will average 1,963 square feet. Staten Island-based Calvanico Associates is the architect of record, and an existing single-family home must first be demolished.


520 West 30th Street

Loan Acquired, Foundation Complete At 520 West 30th Street, 28-Story Mixed-Use Project

YIMBY revealed the final design towards the end of last year for the 28-story, 174-unit mixed-use tower planned at 520 West 30th Street, in Midtown West, and now the project is well underway. Related has landed $200 million in loans, according to Commercial Observer, and the building has been under construction since the summer, with foundation work now nearly complete. An 11,500 square-foot retail component will span the ground floor, and Ismael Leyva is the architect of record.


11 Beach Street

10-Story, 27-Unit Residential Conversion At 11 Beach Street Over 50% Sold, Tribeca

Towards the end of last summer, the office-to-residential conversion of a 10-story building at 11 Beach Street, in Tribeca, was well underway. Now, YIMBY can share some additional renderings of the project, which has hit the 50% sold mark. The building’s 27 condominiums range from three to five bedrooms, and Thomas Juul-Hansen is designing the interiors. Amenities include a fitness center, children’s playroom, and a rooftop garden. HFZ Capital Group is developing, BKSK Architects is the design architect, and completion is expected in 2016.


2269 First Avenue

Construction Underway At 2269 First Avenue, Nine-Story, 90-Unit Redevelopment, East Harlem

In May of 2014, YIMBY revealed renderings of the mixed-use redevelopment of the dilapidated five-story former school building at 2269 First Avenue in the East Village, and now construction is underway, per Harlem+Bespoke. The existing 69,093 square foot building will be expanded by 25,000 square feet and four stories, and will contain 90 residential units and 3,995 square feet of ground-floor retail space once complete. Acuity Capital Partners is developing, and Issac & Stern Architects is designing.


1089 Dekalb Avenue

Four-Story, Four-Unit Residential Building Coming To 1089 Dekalb Avenue, Bed-Stuy

Ocean Hill-based Yossef Koral has filed applications for a four-story, four-unit residential building at 1089 Dekalb Avenue, in eastern Bedford-Stuyvesant, two blocks from the J train’s Kosciuszko Street stop. After an existing 2.5-story townhouse is demolished, the new building will measure 3,649 square feet, which means the full-floor units will average a relatively generous 912 square feet apiece. Flavio Barros’ Long Island City-based CB Engineering is the applicant of record.
