Community Healthcare Associates, doing business as Cha Properties, has filed applications for a four-story, 49,228 square-foot community health care facility at 105-20 Rockaway Beach Boulevard, in the Seaside section of the Rockaways, right below the Beach 105th Street stop on the A and S trains. The building will incorporate the entire block, and the existing supermarket will have to be demolished. The Schedule A has offices occupying all four levels, and Englewood, NJ-based Ronald Schmidt is the architect of record.

Four-Story, Seven-Unit Residential Building Planned At 231 Franklin Avenue, Bedford-Stuyvesant

Brooklyn-based Empire State Management has filed applications for a four-story, seven-unit residential building at 231 Franklin Avenue, in western Bedford-Stuyvesant, three blocks from the Classon Avenue stop on the G train. The building will measure 5,005 square feet in total, and units will average 715 square feet apiece. Rego Park-based Diego Aguilera is the architect of record, and the existing two-story townhouse was filed for demolition in July.

Nine-Story, 22-Unit Condo Project Rising At 89-14 105th Street, Jamaica

Kingston Property’s planned nine-story, 22-unit residential building is now two stories above street level at 89-14 150th Street, in downtown Jamaica, a few blocks north the stations for the E, J and Z trains (on Archer Avenue). The building will measure 22,691 square feet, and the units will be condos, averaging 1,031 square feet apiece; there will only be two- and three-bedroom configurations. A small health care facility will operate in the basement level, and completion is expected in 2017. Maspeth-based Angelo Ng + Anthony Ng Architects Studio is designing.

Eight-Story, 17-Unit Residential Conversion Approved At 350 Henry Street, Cobble Hill

Back in June, YIMBY reported on filings to convert the eight-story Polhemus Building at 350 Henry Street, in Cobble Hill, into 17 residential units. Since the building is landmarked, approval from the LPC is required, and according to Brooklyn Daily Eagle, plans have received the green light. The units will likely be condos, averaging a spacious 2,520 square feet apiece in the 43,187 square-foot structure. Fortis Property Group is developing, and BKSK Architects is designing.


48-Unit Residential Conversion Underway At 212 Fifth Avenue, NoMad

Earlier this spring, YIMBY reported on the approval of the planned residential conversion of the 24-story 212 Fifth Avenue, in NoMad, and now the project is underway, according to The New York Times. Madison Equities, Thor Equities, and Building and Land Technology are developing, and 48 condominiums are being carved out of the structure, ranging from two to four bedrooms apiece. Helpern Architects is designing, and a spring 2016 delivery date is anticipated.
