Hilton Garden Inn at 93-43 Sutphin Boulevard, rendering by GF55 Partners

Developer Closes On 93-43 Sutphin Boulevard, Plans 27-Story, 325-Key Hotel, Jamaica

In July, YIMBY revealed renderings of Able Management Group’s planned 27-story Hilton Garden Inn at 93-43 Sutphin Boulevard, in downtown Jamaica, and now the developer has closed on site’s acquisition for an unknown amount. New building applications have also been filed, and the building will measure 110,208 square feet and contain 325 hotel room, up from 225 in our last report. The hotel will operate a restaurant and bar on the ground floor, and guest amenities will be located on the second and third floors. GF55 Partners is designing, and a single-story building must first be demolished.


263 Bedford Avenue

Six-Story, 14-Unit Mixed-Use Building At 263 Bedford Avenue Lands Retail Tenant, Williamsburg

Late last year, John Hermanowski’s six-story, 14-unit mixed-use building topped out at 263 Bedford Avenue, in northwestern Williamsburg, and now the building has landed a retail tenant, according to Commercial Observer. Martha’s Country Bakery will take 3,300 square feet of space on the ground floor, and an additional 4,000 square feet in the cellar. The residential units above will spread across 18,265 square feet of space, for average units of 1,305 square feet. The bakery will open in early 2016 once the building finishes, and Jung Wor Chin is the architect of record.


690 Bushwick Avenue

Six-Story, 20-Unit Residential Building At 690 Bushwick Avenue Revealed, Bushwick

Over a year ago, Williamsburg-based Marc Realty Holding NY filed applications for a four-story, eight-unit residential building at 690 Bushwick Avenue, in northern Bushwick. Since then, the project increased in scope, and now a six-story, 20-unit building is underway, per DNAinfo. The building will measure 14,274 square feet in total, and units will average nearly 715 square feet apiece. Reportedly, the building is under construction, featuring a façade made of wood and metal. BMG Design Build is the architect of record.


21-30 44th Drive

Eight-Story, 74-Unit Residential Building Filed At 21-30 44th Drive, Long Island City

Miguel Oks, of Greenpoint-based Planet Partners, has filed applications for an eight-story, 74-unit residential building at 21-30 44th Drive, in Long Island City, adjacent to subway stops for the E, M and 7 trains. Per The Court Square Blog, the building will measure 99,980 square feet in total, and units will average a condo-sized 1,350 square feet apiece. Aufgang Architects is designing. The former single-story warehouse building was demolished this past summer, although the three-story building at 21-42 44th Drive is also included in the assemblage.


50-25 Barnett Avenue

10-Story, 220-Unit Affordable Residential Building Proposed At 50-25 Barnett Avenue, Sunnyside

Non-profit affordable housing developer Phipps Houses is now proposing a 10-story, 220-unit all-affordable residential building at 50-25 Barnett Avenue, in northern Sunnyside, five blocks south of the Northern Boulevard stop on the M and R subways. According to DNAinfo, a pre-k center is also planned, and units would cater to low, middle and moderate income families. An environmental review is currently underway on the project, which would be built on a vacant plot, and city approval is required, as the land would be rezoned. ULURP is expected to begin later this year.
