Developer Buys Out Large Stake In 550 Washington Street, Hudson Square

In May of 2014, YIMBY brought you renderings of TEN Arquitectos’ conceptual plans for the St. Johns Terminal building at 550 Washington Street, in Hudson Square. At the time, multiple owners complicated the redevelopment of the 1.1-million square-foot structure, which has 280,000 square feet of air rights, but now Westbrook Partners has bought out Fortress Investment Group’s ownership stake for more than $200 million, according to Crain’s. Atlas Capital Group, who tried to acquire additional air rights from Pier 40 last year, will retain their minority stake. Plans include a new residential tower, which may be built ground-up or as a conversion/expansion, but city approval is required before construction can begin.

18-Story, 283-Key Hotel Building Filed At 149-03 Archer Avenue, Jamaica

Jamaica-based Pride Hospitality Group has filed applications for an 18-story, 283-unit hotel building at 149-03 Archer Avenue, in downtown Jamaica, located three blocks from the Jamaica LIRR station, JFK AirTrain and the E, J and Z subways at Sutphin Boulevard. The building will measuring 110,463 square feet, and hotel rooms will average 390 square feet. Jamaica-based Manish Savani is the architect of record, and an existing single-story auto-repair must first be demolished.


150-15 Barclay Avenue

Five-Story Mixed-Use Commercial Building Planned At 150-15 Barclay Avenue, Murray Hill, Queens

Yong Lee, head of Flushing-based HWL Management, has filed applications for a five-story, 14,732 square-foot commercial building at 150-15 Barclay Avenue, in Murray Hill, Queens, located a block from the Murray Hill LIRR station. The first and second floors will contain 4,315 square feet of offices, and 14,732 square feet of health care facilities will take up the third through fifth floors. Flushing-based Kyu Myeon Lee is the architect of record, and an existing 2.5-story home must first be demolished.


1430 West 4th Street

Six-Story, 10-Unit Mixed-Use Building Coming To 1430 West 4th Street, Bensonhurst

Property owner Jenny Wu has filed applications for a six-story, 10-unit mixed-use building at 1430 West 4th Street, in eastern Bensonhurst, four blocks from the N train’s Bay Parkway stop. The building will measure 11,139 square feet in total, and will feature 2,394 square feet of health care facilities on the basement level. On the five floors above, residential units will average 875 square feet apiece. Zhen Yu Ye’s Bay Ridge-based Ye Development Inc. is the applicant of record. The site’s two-story predecessor was demolished in 2005.

Five-Story, 22-Unit Mixed-Use Building Filed At 144-89 38th Avenue, Murray Hill, Queens

Pik Wan Cheng, operating under an anonymous LLC, has filed applications for a five-story, 22-unit mixed-use building at 144-89 38th Avenue, in Murray Hill, four blocks from the LIRR station at 41st Avenue and 149th Street. The building will measure 20,384 square feet, and includes 5,550 square feet on the basement level for a children’s daycare. Residential units, averaging a rental-sized 675 square feet, will take up the first through fifth floors. Flushing-based Chang Hwa Tan is the architect of record, and permits were filed in July to remove a dilapidated two-story structure.
