A 2.5-story home in Brooklyn’s Brighton Beach neighborhood is about to bite the dust, with new building applications now filed for its six-story replacement, at 3022 Brighton 14th Street. The first four floors of the mixed-use structure will have a school, while the fifth, sixth, and penthouse levels will be occupied by an ambulatory diagnostic/treatment center. The total area is set to comprise just shy of 24,000 square feet. Ruslan Goychayev of RSLN Architecture PLLC is designing, and Igor Zagranichny of 1123 Ocean View LLC is the developer.


31 Brighton 2nd Place

Four-Story, Four-Unit Residential Building Planned at 31 Brighton 2nd Place, Brighton Beach

Great Neck, N.Y.-based RealNet Holdings has filed applications for a four-story, four-unit residential building at 31 Brighton 2nd Place, in Brighton Beach. The project will measure 4,344 square feet. Its full-floor residential units should average 980 square feet apiece, so either rental apartments or condominiums could be in the works. The top-floor apartment will be a duplex and will feature space on an upper mezzanine level. There will be a three-car parking garage in the basement. Gerald J. Caliendo’s Briarwood-based architectural firm is the architect of record. The 40-foot-wide, 1,800-square-foot property was occupied by a dilapidated two-story house until that was demolished in the first half of 2015. The Ocean Parkway stop on the Q train is three blocks away.


2926 Brighton 5th Street

Four-Story, Two-Family Residential Building Planned at 2926 Brighton 5th Street, Brighton Beach

Brooklyn-based property owner Arthur Oganov, doing business as High Dynamic Construction Inc., has filed applications for a four-story, two-unit residential building at 2926 Brighton 5th Street, in Brighton Beach, located two blocks from the Brighton Beach stop on the B and Q trains. The structure will measure 4,536 square feet and the apartments should average 1,717.5 square feet apiece. One apartment will be located on the second floor and part of the third, while the other will take up the remainder of the third and the fourth. They will be topped by a roof terrace, which will be exclusive to the upper unit. The ground floor will contain a two-car garage. Sergey Mozer’s Brooklyn-based Mozer Architect Design is the architect of record. Demolition permits have been filed to raze the 1,600-square-foot site’s single-story house.


3016 Brighton 5th Street

Four-Story, 16-Unit Residential Building Filed at 3016 Brighton 5th Street, Brighton Beach

Brooklyn-based Royal Builders Development has filed applications for a four-story, 16-unit residential building at 3016 Brighton 5th Street, in Brighton Beach, located a block from the Brighton Beach stop on the B/Q train. The structure will encompass 13,191 square feet, which means its units should average 824 square feet apiece. Amenities include off-site parking for 11 automobiles and a rooftop recreational space. Considering parking is included, the apartments may be condominiums. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 60-foot-wide assemblage consists of two two-story houses. Demolition permits were filed earlier this month to knock them down.


1014 Banner Avenue

Six-Story, Eight-Unit Mixed-Use Building Filed At 1014 Banner Avenue, Brighton Beach

An anonymous Brooklyn-based LLC has filed applications for a six-story, eight-unit mixed-use building at 1014 Banner Avenue, in Brighton Beach, located four blocks north of the Brighton Beach stop on the B/Q trains. The new structure will measure 13,252 square feet in total and will feature a 2,140-square-foot children’s daycare on the ground and cellar levels. The residential units, many of them duplexes, will begin on the second floor and should average 1,149 square feet apiece. There will be recreational amenity space on the second floor. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 30-foot-wide lot is currently occupied by a single-story house. Demolition permits have not yet been filed.
