Permits Filed for 1560 Boone Avenue, Fairmont-Claremont Village, Bronx

Monadnock Development is behind major affordable developments all across New York City, and yesterday, the firm filed for permits at 1560 Boone Avenue, in the Bronx’s Fairmont-Claremont Village neighborhood. The applications show a new structure with a total construction area of just over 350,000 square feet, rising 16 floors and 166 feet to its roof. There will be 7,276 square feet of retail space on the cellar and ground floors, 1,202 square feet of community facility space on the second level, and the rest of the project will be residential, with 366 units in all. Dattner Architects is designing, and the complex has been dubbed Compass Residences.

Permits Filed for 961 Westchester Avenue, Foxhurst, Bronx

One block northeast of the Intervale Avenue stop on the 2 and 5 trains, new building applications have been filed for a mixed-use structure at 961 Westchester Avenue, in the Bronx’s Foxhurst neighborhood. The building will have a total construction area of just over 35,000 square feet, with 4,937 square feet of commercial space on the ground floor, 6,613 square feet of community facility space on the second floor, and 22,078 square feet of residential space on floors three through seven. The project’s 24 units will average about 910 square feet apiece, possibly indicating condominiums. Panos Vikatos is the site’s architect, and Tony Roussos of Westchester Ave LLA LLC is the developer.


790 Allerton Avenue

Permits Filed for 790 Allerton Avenue, Allerton, Bronx

Building applications have been filed for a mixed-use structure at 790 Allerton Avenue, in The Bronx’s Allerton neighborhood. The project will include approximately 16,500 square feet of retail space, which will be divided between eight different storefronts, fronting onto both Allerton and Barnes Avenues. The residential component’s entry will be located on Barnes Avenue, and will total 34,650 square feet, to be divided between 54 apartments, with an average unit size of 640 square feet highly indicative of rentals. Fernando Geremia of Fred Geremia Architects & Planning is designing, and Louis Vele of 790 Allerton LLC is listed as the site’s developer.


2051 Ryer Avenue

Permits Filed for 2051 Ryer Avenue, Tremont, Bronx

Back in 2015, YIMBY reported that the Stagg Group had filed new building applications for 2051 Ryer Avenue, in the West Bronx. Since then, the site went onto the market asking $1.45 million, and has evidently traded hands to Hercules Argyriou, of Ryer Avenue MM LLC/Mega Contracting Inc., which has filed new applications for a structure that is about 50% larger than the original. The building will rise 12 floors (as opposed to 13 previously), and total 66,615 square feet of residential space, to be divided between 86 apartments. That translates into an average unit of about 770 square feet, indicative of rentals. SLCE Architects is designing, and demolition permits for the site’s former occupant were filed in June of 2015.
