In between the 4 train’s 176th Street stop and the B and D trains’ stop at 174-175th St Station, in the Bronx’s Mount Hope neighborhood, new building applications have been filed for a sizable project that will have a total construction area of almost 110,000 square feet. That will be divided between a community facility component of 8,479 square feet, to be used by a basketball court and gymnasium on the ground floor, and 88,996 square feet of residential space, to be split between 103 units. With an average unit size of about 850 square feet, rentals are likely. The structure will rise 14 floors in all, and Aufgang Architects is designing, while Procida Companies is the developer.

Applications have been filed with the Department of Buildings for a new eight-story building at 947 College Avenue, in the Bronx’s Fleetwood-Concourse Village neighborhood. Sion Hourizadeh of Sion Associates is listed as the architect, and the structure will measure 11,393 square feet in total, to be divided between 17 units. That translates into an average size of about 670 square feet, which is highly indicative of rentals. Gurwinder Singh of Kulwant Properties is listed as the developer.

A Yonkers, N.Y.-based property owner has filed applications for a four-story, 12-unit residential project at 381 East 166th Street, located on the corner of Clay Avenue in the South Bronx’s Morrisania neighborhood. The project will measure 10,702 square feet and its residential units should average 736 square feet apiece, indicative of rental apartments. Amenities will include storage for six bicycles and a 268-square-foot recreation room. Pelham, N.Y.-based Fred Geremia Architect & Planners is the architect of record. The 2,456-square-foot plot is vacant.

The project will measure 18,892 square feet and its residential units should average 722 square feet apiece, indicative of rental apartments. There will also be seven off-street parking spaces. Mohammad R. Badaly’s Mount Vernon, N.Y.-based firm is the architect of record. The 50-foot-wide, 4,996-square-foot plot is vacant. The site was occupied by a two-story house until 2008.


444 East 149th Street

Nine-Story, 31-Key Hotel Filed at 444 East 149th Street, Mott Haven

An anonymous Hell’s Kitchen-based LLC has filed applications for a nine-story, 31-key hotel at 444 East 149th Street, located in the South Bronx’s Mott Haven section near the area known as The Hub. The building will encompass 20,226 square feet. There will be 760 square feet of medical offices on part of the ground floor, followed by hotel rooms across the rest of the building. Oscar M. Fuertes’s Huntington, N.Y.-based firm is the architect of record. The 25-foot-wide, 2,600-square-foot plot is occupied by a three-story townhouse. Demolition permits have not been filed.
