JEMB Secures $235 Million Construction Loan for One Willoughby Square in Downtown Brooklyn

In the heart of downtown Brooklyn, just off of Flatbush Avenue and adjacent to the City Point complex, One Willoughby Square, also known as 1WSQ or 420 Albee Square, is now on track to become the tallest Class A office tower in Brooklyn. A $235 million construction loan has now been approved and secured from Otera Capital, a Canadian real estate lending company. JEMB is the developer of the upcoming office project.

The site is just two blocks from McCarren Park, and four blocks from the Bedford Avenue subway station, serviced by the L trains. Morris Adjmi Architects is responsible for the design.

Permits have been filed for a five-story mixed use building at 383 Union Avenue in Williamsburg, Brooklyn. The site is two blocks away from the Metropolitan Avenue subway station, serviced by the G and L trains. Ravi Patel is responsible for the development, after purchasing the lot for $2.25 million from the Bestreich Realty Group.

Permits have been pre-filed for a seven-story residential building at 639 Foster Avenue in Kensington, Brooklyn. The site is nine blocks from the 18^th Avenue subway station, serviced by the F train. Ten blocks away is the Newkirk Plaza subway station, serviced by the B and Q trains. Solomon Feder of Key Developers NY is listed as responsible for the development.

Permits have been filed for a six-story development on two connected lots, 26 Clay Street and 69 Dupont Street, in Greenpoint, Brooklyn. The development is eleven blocks from the Greenpoint Subway Station, serviced by the G train. Nine blocks away is the East River ferry, which connects the Brooklyn waterfront with Midtown and Downtown Manhattan. Yoel Schwimmer is listed as responsible for the applications.

The redevelopment of Williamsburg from industrial wasteland to residential enclave has been a slow and relentless process, and this is particularly true around Metropolitan and Union Avenues. Permits were first filed for construction of 80 Ainslie Street in June of 2015, and now, the building’s timber frame is coming into view. Syndicate Architecture is responsible for the design.

The site is four blocks from the Franklin Avenue subway station, serviced by the C and S trains. Eight blocks away is the Bedford-Nostrand Avenue subway station, serviced by the G trains. Infinity Properties is listed as behind the applications.

Plans have been sent to the Landmarks Preservation Commission for a redesign of 42 and 50 Jay Street in DUMBO, Brooklyn. The two buildings were constructed in 1921 and 1891, respectively. The proposal would reintroduce period-appropriate windowing, cleaning of the façade, and additions to both rooftops. Alloy is both designing and developing, and the site will be renamed 168 Plymouth Street once complete.

JRA Design Group Files Updated Proposals for 147 St. Felix Street, BAM Historic District

In a new proposal to the Landmarks Preservation Commission, JRA Design Group has introduced a revised design for 147 Felix Street, in Brooklyn. Located in the Brooklyn Academy of Music Historic District, the new three-story structure will rise from a long vacant lot on the corner of Hanson Place and St. Felix Street.
