HPD Files for Five New Buildings on Schroeders Avenue in East New York, Brooklyn

The push to revitalize East New York continues apace at the Department of Buildings, and new building applications have been filed for five new structures on Schroeders Avenue, on the southeastern edge of the neighborhood. The addresses included in the filings are 389, 392, 400, 402, and 504 Schroeders Avenue, spanning both sides of the street. Each building will rise four floors and contain eight units, for 40 apartments in total, and the total construction area of each project will be about 8,000 square feet, for generously-sized apartments of about 1,000 square feet apiece. Michael Gelfand of MHG Architects, P.C. is listed as the architect, and in a rarity for New York City, the buildings will rise on land that was previously undeveloped.



1000 Union Street

Permits Filed for 1000 Union Street, Crown Heights, Brooklyn

The revitalization of Crown Heights continues apace, and now new building applications have been filed for a site spanning 998-1000 Union Street, one block south of the Franklin Avenue stop on the 2, 3, 4, and 5 trains. The development will rise seven floors and total 23,569 square feet, to be split between 20 apartments. With a generous average size of almost 1,200 square feet, that likely portends condominiums. Fariba Makooi of Fariba Makooi Architects PLLC is listed as the site’s architect, although the contact information points to Karl Fischer, and the project is being developed by Gal Nagar of HML Developments. Demolition permits for the existing structure were filed in July.

Permits Filed for 820 Glenmore Avenue, East New York

YIMBY has revealed two major projects coming to East New York in the past few months, on Loring Avenue and at 3301 Atlantic Avenue. While those developments will transform entire blocks, other smaller lots are now joining the neighborhood’s boom. Now, new job applications have been filed for a substantial project at 820 Glenmore Avenue, one block northeast of the C train’s Shepherd Avenue stop, totaling 77 units.

Excavation Complete for Citypoint’s Third and Tallest Tower at 138 Willoughby Street, Downtown Brooklyn

Among New York City’s developers, Extell has perhaps been the most active in building projects that soar sky-high. With the firm’s supertall at 217 West 57th Street well under construction and 252 South Street even farther along, work is now advancing on the company’s first Brooklyn skyscraper, which will become Citypoint’s third, and tallest, tower.
