Two Five-Story, Nine-Unit Residential Buildings Planned at 239 Hawthorne Street, Prospect Lefferts Gardens

Brooklyn-based JCS Realty Group has filed applications for two five-story, nine-unit residential buildings at 239 Hawthorne Street, in Prospect Lefferts Gardens. The buildings will each measure 8,161 square feet. Across both, the residential units should average 766 square feet apiece, indicative of rentals. Diego Aguilera’s Rego Park-based firm is the architect of record. Both buildings will rise on a 38-foot-wide, 6,346-square-foot lot, currently occupied by a two-and-a-half-story house. Demolition permits were filed in December.

A Brooklyn-based property owner has filed applications for a seven-story, five-unit mixed-use building at 1374 42nd Street, in Borough Park. The project will measure 14,387 square feet and rise 70 feet in height to its roof. Office space, measuring 1,990 square feet, will span the ground and cellar levels, followed by a 2,103-square-foot daycare facility on the second floor and five residential units across the third through seventh floors. The apartments should average 1,427 square feet apiece, indicative of condominiums. Brooklyn-based Bricolage Designs is the architect of record. The 2,504-square-foot lot is occupied by a two-story townhouse. Demolition permits have not been filed.

Staten Island-based Argentum Partners has filed applications for a five-story, nine-unit mixed-use building at 33 Water Street, in Stapleton, located along Staten Island’s North Shore. The project will measure 11,000 square feet and and feature 3,070 square feet of ground-floor retail space. Its nine apartments will be located across the second through fifth floors, averaging 883 square feet apiece. Staten Island-based thinkDESIGN Architecture is the architect of record. The 50-foot-wide, 3,131-square-foot property is occupied by a dilapidated two-story building. Demolition permits were filed in February of last year.

Seven-Story, 15-Unit Mixed-Use Building Filed at 1665 Brooklyn Avenue, East Flatbush

An anonymous Brooklyn-based LLC has filed applications for a seven-story, 15-unit mixed-use building at 1665 Brooklyn Avenue, located on the southern end of East Flatbush. The project will encompass 21,838 square feet and rise 70 feet to its roof. It will feature 4,149 square feet of community facility space on parts of the ground and second floors, followed by apartments on the rest of the second floor and the entire third through seventh floors. The units should average 800 square feet apiece. An eight-car parking garage will be located in the cellar.
