Three-Story, 4,000-Square-Foot Office Building Planned At 156 11th Street, Gowanus

Brooklyn-based property owner Angle Martinez has filed applications for a three-story, 3,956-square-foot office building at 156 11th Street, located on the southern end of Gowanus. The ground through third floors will contain commercial-office space. The cellar will be available as accessory space to the offices above. Mohammad H. Baalbaki’s Staten Island-based Baalbaki & Associates Engineering is the applicant of record. The 20-foot-wide, 2,000-square-foot lot is occupied by a three-story townhouse. Demolition permits were filed in September. The Fourth Avenue/Ninth Street stop on the R, F, and G trains is three blocks away.

Seven-Story Medical Office Building Grows At 101 Pennsylvania Avenue, East New York

When plans were filed to build a medical office building on the site of a late 19th century bank in East New York, neighbors rallied to try and save the neglected Renaissance Revival bank. But they were too late. The building already had demolition plans on file, which meant that the city could not give it landmark protections. Three-Story, Four-Unit Residential Project Planned At 1345 70th Street, Dyker Heights

An anonymous Brooklyn-based corporation has filed applications for a three-story, four-unit residential building at 1345 70th Street, in Dyker Heights. The project will measure 7,034 square feet and its residential units should average 1,339 square feet apiece, indicative of condominiums. There will also be four off-street parking spaces, two of which will be housed in a garage. Emmanuel J. Katerinis’s Lower Manhattan-based engineering firm is the applicant of record. The 40-foot-wide, 4,000-square-foot plot is occupied by a two-story house. Demolition permits have not been filed.

121-Unit Partial Residential Conversion Underway At Eight-Story Commercial Building, 248 Duffield Street, Downtown Brooklyn

United American Land is currently converting the top five floors of the Offerman House, an eight-story commercial building and individual landmark at 248 Duffield Street in Downtown Brooklyn, into 121 residential units. The units will be rental apartments ranging from studios to three-bedrooms, the New York Times reported. The lower floors of the property are currently leased to retailers, including Nordstrom Rack and Old Navy. GreenbergFarrow is designing the conversion. Occupancy is expected in the spring of 2017.
