10-Story, 114-Unit Mixed-Use Building Rises to Sixth Floor at 1511 Bedford Avenue, Crown Heights

A 10-story, 114-unit mixed-use building is now six stories above street level at 1511 Bedford Avenue, in western Crown Heights. The construction progress can be seen a photo taken by prolific photographer Tectonic. The latest building permits put the structure at 109,887 square feet when complete. The ground and cellar levels will host 8,519 square feet of community space for a synagogue. The residential units, which will be rental apartments, should average 809.5 square feet apiece. Twenty percent of them, or 22 units, will rent at below-market rates through the housing lottery. Amenities include a 61-car underground garage, space for 71 bikes, private residential storage units, laundry facilities, a fitness center, and a roof terrace. Realty Within Reach is the developer and Issac & Stern Architects is behind the design. Completion is expected in 2017.


476 Washington Avenue

New Four-Story, Four-Unit Residential Building Proposed at 476 Washington Avenue, Clinton Hill

Brooklyn-based Candor Capital has filed applications for a four-story, four-unit residential building at 476 Washington Avenue, in southern Clinton Hill. The structure will measure 6,533 square feet and its full-floor residential units should average 1,250 square feet apiece, which means condominiums are in the works. The bottom unit will feature additional space in the cellar, while the top one will boast a roof deck. Boaz Golani’s Brooklyn-based Beam Group is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently occupied by a dilapidated three-story townhouse that has been neglected for over a decade. Demolition permits haven’t yet been filed. Since the site is located within the Clinton Hill Historic District, the Landmarks Preservation Commission will have to approve both the demolition of the existing structure and the design of the new one. The Clinton-Washington Avenues stop on the A/C trains is two blocks away.

Façade Installation Underway at Seven-Story, 48-Unit Mixed-Use Project, 500 Waverly Avenue, Clinton Hill

Since topping out earlier this year, façade installation has been the focus at the seven-story, 48-unit mixed-use project under development at 500 Waverly Avenue, located on the corner of Fulton Street in southern Clinton Hill. Progress on the exterior can be seen thanks to a photo taken by Tectonic. The latest permits indicate the new building, dubbed Waverly Brooklyn, measures 62,719 square feet. On the ground floor will be 7,568 square feet of retail space, followed by 48 condominium above. The apartments should average 975 square feet apiece and will range from studios to four-bedrooms. Amenities include a 33-car underground garage, private residential storage units, a fitness center, a lounge featuring a library, media center, and pantry, landscaped terraces on the second floor and rooftop, and bike storage. Orange Management is the developer and Gerner, Kronick & Valcarcel is the architect. Completion is expected later this year.
