Seven-Story, 22-Unit Mixed-Use Building Tops Out at 525 Myrtle Avenue, Clinton Hill

In July of 2014, FBS Realty, doing business as Jackson Heights-based Manhasset Homes USA, filed applications for a seven-story, 22-unit mixed-use building at 525 Myrtle Avenue, in northern Clinton Hill, located six blocks from the Clinton-Washington Avs stop on the G train. The 26,688-square-foot structure has now topped out, according to the Myrtle Avenue Brooklyn Partnership. The ground floor will feature 2,143 square feet of retail space – to be sold as a single retail condo – and a 512-square-foot doctors office. The residential units, which begin on the second floor, should average 777 square feet apiece. Jamaica-based Gerald Caliendo is the architect of record. Completion can be expected closer to 2017.

Landmarks Backlog Moves Forward with Eight Designations

The Landmarks Preservation Commission’s backlog, which had been reduced from 95 items to 30 items in February, has taken another big step towards being cleared. On Tuesday, the LPC designated eight new city individual landmarks, and they span all five boroughs.

Hundreds more buildings in Brooklyn now fall under the protection of the Landmarks Preservation Commission. On Tuesday, the LPC designated the Park Slope Historic District Extension II. Any new construction or building modifications will now have to be approved by the LPC.

Developer and architect Alex Barrett is working on his third ground-up project in Brooklyn. He filed new building applications for a seven-story residential building at 762 Park Place, between Rogers and Nostrand avenues in Crown Heights.

Eight-Story, Six-Unit Residential Building Planned at 1657 East 19th Street, Sheepshead Bay

Yoni Levy, doing business as an anonymous Brooklyn-based LLC, has filed applications for an eight-story, six-unit residential building at 1657 East 19th Street, in northern Sheepshead Bay, located five blocks from the King Highway stop on the B/Q trains. The structure will encompass 11,747 square feet and its residential units should average a spacious 1,933 square feet apiece, indicative of condominiums. There will be one apartment per floor on floors two through six, followed by a single unit occupying the seventh and eighth floors. The ground floor will host the lobby, bike storage space, and a three-car garage. Joseph Spector’s Financial District-based Dome Architecture, Design & Engineering Group is the architect of record. Demolition permits for the site’s existing two-story house were filed in January.

Five-Story, 27-Unit Mixed-Use Project Gets Glassy at 533 Myrtle Avenue, Clinton Hill

Back in December of 2014, Brownstoner revealed renderings of the planned five-story, 27-unit mixed-use building at 533 Myrtle Avenue (a.k.a. 531 Myrtle Avenue), in Clinton Hill. Now, the project has topped out and curtain wall installation is underway, according to the Myrtle Avenue Brooklyn Partnership. There will be 5,868 square feet of commercial-retail space on the ground and cellar levels. The residential units will begin on the second floor and should average 684 square feet apiece, indicative of rental apartments. Amenities include bike storage space, a fitness center, a refuse room, and a 982 square-foot rooftop terrace. Greystone Property Development is the developer and AB Architekten is behind the design. Completion can probably be expected later this year.

Flank Purchases Mixed-Use Development Assemblage at 314-326 Wythe Avenue, Williamsburg

Last week, Chelsea-based developer and design firm Flank acquired the development assemblage at 41-53 South 3rd Street, in Williamsburg, and now the firm is purchasing another assemblage of properties two blocks to the north. Frank is paying $21.6 million for the two-story building at 70 Grand Street, the corner lot at 72 Grand Street, and the single- and two-story buildings at 314-326 Wythe Avenue, according to the Wall Street Journal. The property assemblage could accommodate 26,904 square feet of new development if the current structures are demolished. Current plans call for the renovation of some of the buildings, in addition to the construction of new ones (which means something is likely to be demolished). The program will include residential units, office space, and retail.

Four-Story, Eight-Unit Residential Building Planned at 846 Monroe Street, Ocean Hill

Brooklyn-based Shimon Kaufman has filed applications for a four-story, eight-unit residential building at 846 Monroe Street, in northern Ocean Hill, located two blocks from the Gates Avenue stop on the J/Z trains. The project will encompass 7,304 square feet and its residential units should average a rental-sized 686 square feet apiece. Each floor will host two apartments, although the fourth floor pair will feature space in an upper mezzanine level and a roof deck. Boaz M. Golani’s Hudson Valley-based BMG Design Build is the architect of record. The 28-foot-wide, 2,781 square-foot lot is currently vacant.

Four-Story, 11-Unit Residential Project Coming to 245 Schaefer Street, Bushwick

Brooklyn-based Urban View Realty has filed applications for a four-story, 11-unit residential building at 245 Schaefer Street, in eastern Bushwick, located five blocks from the Wilson Street stop on the L train. The structure will measure 5,000 square feet, according to the filings, although chances are that figure is not completely telling and is much larger. There will be two apartments per floor on the ground and second levels, followed by three apartments per floor on the next two levels. The fifth-floor penthouse level will host a single unit. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. It will rise on a 25-foot-wide vacant portion of a larger lot which is occupied by a small townhouse.
