Three-Story Multi-Use Commercial Project Coming To 1374 65th Street, Dyker Heights

Property owner Tiffany Tam, doing business as Staten Island-based Golden Stone Enterprise, has filed applications for a three-story, 6,000-square-foot multi-use commercial building at 1374 65th Street, in northern Dyker Heights, located four blocks from subway stops on the D and N trains. The ground floor of the new building will be entirely retail, the second floor will contain a children’s daycare center, and the third floor will have medical offices. Robert Palermo’s Brooklyn-based Corporate Design of America is the architect of record. The 50-foot-wide plot of land is currently occupied by a two-story brick house. Demolition permits have not yet been filed to knock it down.

Façade Mostly In Place At Church Conversion 200 Nassau Street, DoBro

A church-to-residential conversion project in Downtown Brooklyn looks like its getting close to finished, at least on the outside. Our friend Tectonic sent us some photos of 200 Nassau Street and the façade is almost entirely in place. There’s plenty of work still to be done at the ground level and a little on the top of the structure. Otherwise, things are looking good.

Flatiron District-based Rosin & Associates, headed by Max Rosin, has filed applications for a four-story, eight-unit residential building at 230 Boerum Street, in East Williamsburg, located three blocks south of the Montrose Avenue stop on the L train. The new structure will measure 5,553 square feet in total and its residential units will average 648 square feet apiece, indicative of rental apartments. There will be two units per floors, although one of the fourth-floor units will feature a fifth-floor penthouse. Alexander Stoltz’s Brooklyn-based SA-DA Architecture is the architect of record. The 25-foot-wide lot is currently vacant.

Three-Story, 12-Unit Residential Building Filed At 128 Bay 43rd Street, Gravesend

Guan Yu Li, doing business as an anonymous Brooklyn-based LLC, has filed applications for a three-story, 12-unit residential building at 128 Bay 43rd Street, in western Gravesend, located four blocks from the 25th Avenue stop on the D train. The development will measure a total 11,515 square feet and its residential units will average 926 square feet apiece, which means either rentals or condominiums could be in the works. There will be eight surface parking spaces and 10 bicycle storage spaces. Lower Manhattan-based Jung Wor Chin Architect is the architect of record. The 67-foot-wide corner lot is currently vacant.

Last August, GPB Realty Capital entered contract on a vacant slice of property at 211-215 Schermerhorn Street in Downtown Brooklyn. Now they’ve filed plans for a 14-story mixed-use building there between Hoyt and Bond Streets.

Five-Story, 12-Unit Residential Building Filed At 715 Sixth Avenue, South Slope

The Brooklyn Home Company has filed applications for a five-story, 12-unit residential building at 715 Sixth Avenue, in South Slope, located five blocks from the 25th Street stop on the R train. The development will encompass 20,254 square feet and its residential units will average 1,275 square feet apiece, indicative of condominiums. The ground floor will include six parking spaces and the residential lobby, and a private rooftop terrace will top the structure. Brooklyn-based Loadingdock5 Architecture is the architect of record. The 100-foot-wide plot of land is currently occupied by a single-story warehouse and a two-story house. Demolition permits were filed for both in June of 2015.

Owners Converting Vacant Office Space At 475 St. Marks Avenue Into 13 Apartments, Crown Heights

Property owner Alma Realty Corp. has filed applications to convert the ground and second floors of the 14-story, 120-unit mixed-use building at 467-475 St. Marks Avenue, in western Crown Heights, located six blocks south of the Franklin Avenue stop on the C train. According to DNAinfo, the owners will be converting all of the vacant medical space to 13 residential units. The entire property has 17,218 square feet of community space for medical facilities, although the methadone clinic on the Bergen Street side of the property will remain. Once the Department of Buildings approves the filings, the conversion project should proceed quickly. Flushing-based Panagis Georgopoulos is the architect of record.
