Four-Story, Two-Unit Residential Building Planned At 97 Lynch Street, Williamsburg

David Blum, doing business as an anonymous LLC, has filed applications for a four-story, two-unit residential building at 97 Lynch Street, in southern Williamsburg, located five blocks south of the Hewes Street stop on the J and M trains. It will measure 5,443 square feet, which means units will average a very spacious 2,722 square feet apiece. Combined with relatively high ceilings, high-end townhouse units are likely. Bahram Tehrani’s Jamaica-based BTE Design Services is the applicant of record, and the site’s old two-story building was demolished in 2006.

Full Renderings Of Five-Story, 32-Unit Residential Project At 280 St. Marks Avenue, Prospect Heights

Early last month, a partial rendering was revealed of the planned five-story, 32-unit residential project at 280 St. Marks Avenue, in Prospect Heights. Now, with sales having officially launched, additional renderings have been released, per Real Estate Weekly. DXA Studio is designing the building, which will reportedly be clad in nearly 16,000 Petersen Kolumba ceramic bricks. Condos units will come in one- to four-bedroom arrangements, and there will be six penthouses as well as two townhouse-style duplex units. DNA Development is behind the project, which should be complete in late 2016.

Seven-Story, 13,200 Square-Foot Health Care Facility Filed At 867 53rd Street, Sunset Park

Staten Island-based Mzx Group Inc. has filed applications for a seven-story, 13,182 square-foot ambulatory, diagnostic and healthcare treatment facility at 867 53rd Street, in eastern Sunset Park, located nine blocks north of the N train’s stop at 8th Avenue. The project appears to have taken advantage of bonus FAR available because it is a community facility. Hui Zeng’s Queens-based ABC Engineering is the applicant of record, and permits were filed in October to demolish an existing two-story, two-unit brick apartment.


170 8th Street

City Planning 180-Seat Pre-K School At Vacant Lot At 170 8th Street, Gowanus

The city’s School Construction Authority is proposing to build an 180-seat pre-kindergarten school at 170 8th Street/197 9th Street, in Gowanus, located less than a block away from the F, G, and R trains’ stop at Fourth Avenue and 9th Street. According to Brooklyn Daily Eagle, the 13,500 square-foot thru-block lot is currently privately owned. The agency is beginning the public review process and is accepting the community’s input through mid December. The property’s two-story predecessor was demolished back in 1993.
