Developer Acquires Site at 841-847 St. Nicholas Avenue Following Deed Restriction Lift, Hamilton Heights

Last month, BRP Companies closed on the purchase of the 7,063-square-foot vacant lot at 841-847 St. Nicholas Avenue – located on the corner of West 152nd Street, in Hamilton Heights – for $3.1 million. In November, after the developer entered into contract for the site, the previous property owners, Dance Theater of Harlem, payed $875,000 to the Department of Citywide Administrative Services (DCAS) to lift an existing deed restriction. The restriction only allowed nonprofit cultural organizations to use the property, according to the New York Times. The city has reportedly been in talks to develop roughly 24 affordable housing units on the site, but new buildings applications have not been filed. The property could accommodate 21,189 square feet of residential space as-of-right. The site is located within the Hamilton Heights/Sugar Hill Northwest Historic District, which means the Landmarks Preservation Commission would have to approve the design of a new project.

Eight-Story, 134-Unit Mixed-Use Project Underway At 2351 Adam Clayton Powell Jr. Boulevard, Harlem

Back in October of 2014, YIMBY reported on applications for an eight-story, 134-unit mixed-use building at 2351 Adam Clayton Powell Jr. Boulevard, in Harlem, and then we brought you renderings of a redevelopment proposal that would have saved the dilapidating Harlem Renaissance Ballroom from demolition. Since then, the ballroom has been demolished, and now developer BRP Companies has landed a $53.2 million loan to build the project, according to Commercial Observer. Construction is reportedly underway, with completion expected in 2017.

Permits Filed: Phase 2 of Livonia Commons Affordable Housing, East New York

New building applications have been filed for nearly 300 units of affordable housing on city-owned lots near where the elevated 3 and L trains intersect on Livonia Avenue in East New York. It turns out that these plans are Phase II of the city’s big Livonia Commons project, which will bring 791 deeply affordable units, retail and community space to a rather desolate stretch of the neighborhood.

Flatbush Caton Market Will Live on in a New Affordable Housing Development

After two years in limbo, the city-owned Flatbush Caton Market may finally be redeveloped into affordable housing and a Caribbean business center. During a press conference this morning, the city’s Economic Development Corporation announced plans to demolish the brightly colored building at 794 Flatbush Avenue in Flatbush and replace it with 10 stories of affordable apartments.
