Two Four-Story, Eight-Unit Residential Buildings Filed At 15 Jefferson Street, Bushwick

Back in early 2015, YIMBY reported on filings for an eight-story, 15-unit mixed-use building at 15 Jefferson Street, in Bushwick, located a stone’s throw away from the Myrtle Avenue stop on the J, M, and Z trains. Since then, new plans have been filed by a new developer. Moses Neuman’s Brooklyn-based Elite Realty Inc. has filed applications for two four-story, eight-unit residential buildings. Each will contain roughly 5,274 square feet of residential space, which means apartments will average a rental-sized 659 square feet apiece. The building at 15 Jefferson will uniquely feature a penthouse on the fifth floor, which will be accessible to one of the units on the fourth floor. Boaz Golani’s Bronx-based BMG Design Build is the architect of record. Permits were filed in January to demolish an existing single-story, 75-foot-wide commercial warehouse.


73 Starr Street

Five-Story, 24-Unit Residential Building Filed At 73 Starr Street, Bushwick

Lazer Waldman, doing business as an anonymous LLC, has filed applications for a five-story, 24-unit residential building at 73 Starr Street, in western Bushwick, located five blocks from the Central Avenue stop on the M train. The project will encompass 23,240 square feet of space and will have 16,279 square feet of residential space. That means unit will average a rental-sized 678 square feet apiece. Charles Mallea’s Brooklyn-based M Architecture is the architect of record. Multiple single-story warehouses must first be demolished.

Permits Filed: 301 Covert Street, Bushwick

A cluster of cemeteries at the eastern edge of Bushwick has marked the border of gentrified Brooklyn for years, but development in the area is starting to push that border closer to East New York. A developer based in South Williamsburg has submitted plans for a five-story building at 301 Covert Street, mid-block between Irving and Knickerbocker avenues.

Four-Story, Eight-Unit Residential Building Planned At 32 Schaefer Street, Bushwick

Property owner Menohem Chukroon has filed applications for a four-story, eight-unit residential building at 32 Schaefer Street, in eastern Bushwick, located three blocks from the Chauncey Street stop on the J and Z trains. The new structure will encompass 7,438 square feet in total and will include 5,498 square feet of residential space. There will be two units on each floor and each unit will average 687 square feet, which means rentals are in the works. Long Island-based Shahriar Afshari is the architect of record. A two-story, single-family home must first be demolished.

Four-Story, Eight-Unit Residential Building Filed At 115 Suydam Street, Bushwick

Brooklyn-based Mendel Gold has filed applications for a four-story, eight-unit residential building at 115 Suydam Street, in western Bushwick, located three blocks from the Central Avenue stop on the M train. The project will measure 7,832 square feet in total and will include 5,660 square feet of residential space. That means units will average 708 square feet apiece, indicative of rental units. Hudson Valley-based Aryeh Siegel is the architect of record. An existing two-story, two-family brick house must first be demolished.
