Four Three-Story, Two-Family Houses Coming to 5508 Amboy Road, Huguenot, Staten Island

Staten Island-based Kramer Enterprises has filed applications for four three-story, two-family houses at 5504-5508 Amboy Road and 11-15 Androvette Avenue, in Huguenot, located on the South Shore of Staten Island. They will vary in size, ranging from 3,126 to 3,891 square feet each. In all four houses, the ground floor will host a single-car garage. The second and third floors of each structure will contain full-floor residential units, averaging 1,200 square feet across the development. Peter J. Calvanico’s Staten Island-based Calvanico Associates is the architect of record. The site is currently occupied by a two-and-a-half-story, wood-framed house. Demolition permits were filed in January, although the property has not yet been subdivided. Future residents will be located three blocks from the Staten Island Railway’s Huguenot station.

Twin Three-Story, Two-Family Houses Coming to 49 Speedwell Avenue, Bulls Head, Staten Island

Steven Shapiro’s Staten Island-based FAS Building Corporation has filed applications for twin three-story, two-family houses at 49-53 Speedwell Avenue, in Bulls Head, located in west-central Staten Island. From south to north, they will measure 3,868 and 3,952 square feet respectively. Across the development, the full-floor residential units should average a family-sized 1,191 square feet apiece. Each house will come with a 223-square-foot, single-car garage, in addition to two other off-street parking spaces. Staten Island-based Calvanico Associates is the architect of record. The 90-foot-wide plot, on the corner of Sideview Avenue, was occupied by a single-story home until it was demolished earlier this year.


22 Norman Place

Four Three-Story, Two-Unit Residential Buildings Coming To 22 Norman Place, Prince’s Bay, Staten Island

Staten Island-based Keegans Construction Corp. has filed applications for four three-story, two-family residential buildings at 12-24 Norman Place, in Prince’s Bay, located on the south shore. Two of the buildings will individually measure 3,568 square feet in total and the other two will each measure a slightly less 3,443 square feet. The residential square-footage across the entire development will total 10,594 square feet, which means units will average 1,324 square feet apiece. The units will likely be geared for families and, therefore, would contain multiple bedrooms. Staten Island-based Calvanico Associates is the architect of record. The 160-foot-wide lot is currently occupied by a single-story home.


567 Marcy Avenue

Nine Two-Family Detached Houses Planned At 567 Marcy Avenue, Woodrow, Staten Island

Staten Island-based Venmar Properties has filed applications for nine detached, two-family residential buildings at 567-591 Marcy Avenue and 75-79 Venus Place, in Woodrow, located on Staten Island’s southern end. The development site is a vacant stretch of Marcy Avenue between Woodrow Road and Venus Place, and each three-story house will measure an average 2,648 square feet. As you would expect, the units will be family-sized, with one unit located on the ground floor and the second taking up the upper two levels in each house. 150 Lily Pond Avenue

Six Semi-Detached, Single-Family Townhouses Coming To 150 Lily Pond Avenue, Arrochar

Alexander Grinberg, operating as an anonymous LLC, has filed applications for six single-family, semi-detached townhouses spanning 150-160 Lily Pond Avenue, in Arrochar, located two blocks south of the Verrazano-Narrows Bridge. The entire development will measure 6,528 square feet in residential space, and each home will stand three stories and measure 1,088 square feet. Staten Island-based Calvanico Associates is the architect of record, and permits were filed in July to demolish an existing single-story nursing home.
