Four-Story, Three-Unit Residential Building Planned at 130 Carroll Street, Carroll Gardens

Property owner Mark Rechler, doing business as an anonymous Long Island City-based LLC, has filed applications for a four-story, three-unit residential building at 130 Carroll Street, in Carroll Gardens. The structure will measure 6,460 square feet and its residential units should average 1,557 square feet apiece, indicative of condominiums. A triplex apartment will be located on the cellar through second floors, followed by a duplex apartment on part of the second floor and the third floor. Another duplex apartment will be hosted on the fourth floor and an upper penthouse level. Long Island City-based Atelier New York Architecture is the architect of record. The 37-foot-wide, 3,650-square-foot plot consists of a vacant lot and a three-story townhouse at 128 Carroll Street. Demolition permits have yet to be filed.

Four-Story, Nine-Unit Residential Building Filed At 41 Garnet Street, Carroll Gardens

William Schneider, doing business as an anonymous LLC, has filed applications for a four-story, nine-unit residential building at 41 Garnet Street, on the southern end of Carroll Gardens, located a blocks from the Smith-9th Streets stop on the F/G trains. The new building will measure 11,094 square feet in total and units will average 889 square feet apiece, which means either rentals or condos could be in the works. Ruslan Goychayev’s Brooklyn-based RSLN Architecture is the architect of record. The 40-foot-wide lot is currently occupied by a single-story garage. Demolition permits have not yet been filed.

Two-Story, 10,000 Square-Foot Retail Building Coming To 240 Smith Street, Carroll Gardens

Second Development Services has filed applications for a two-story, 33-foot-tall retail building spanning the vacant lots at 232-240 Smith Street, in northern Carroll Gardens. The building will have 10,000 square feet of commercial space, and OCV Architects is the architect of record. The site’s former single-story retail structure was demolished in 2007.

Four-Unit Building Replacing Small Townhouse At 93 Douglass Street, Carroll Gardens

Property owner Doreen Tam has filed applications for a four-story, four-unit residential building at 93 Douglass Street, in Carroll Gardens near Downtown Brooklyn. The building is expected to measure nearly 4,000 square feet, and Shiming Tam is designing. An existing two-story, two-unit brick townhouse must first be demolished.
