Construction is wrapping up on the five-story, 16-unit residential building under development at 23-33 31st Road, located in the heart of Astoria. The latest building permits indicate the 50-foot-tall structure, which topped out last year, measures 14,526 square feet. The project, dubbed The Lincoln, will feature condominiums, 15 of which will be one-bedrooms, plus a single two-bedroom apartment, Real Estate Weekly reported. The average apartment should measure 687 square feet apiece. Danzig Organization is the developer and Chang Hwa Tan’s Flushing-based firm is the architect of record. Completion can likely be expected in the coming months.

Twin Four-Story, Three-Unit Residential Project Planned at 108-34 53rd Avenue, Corona

An anonymous Elmhurst-based company has filed applications for two four-story, three-unit residential buildings at 108-34 – 108-36 53rd Avenue, in Corona. The new buildings will measure 4,289 square feet. Across both, the residential units should average 1,027 square feet apiece, indicative of apartments with family-sized configurations. There will be one unit on the ground floor, followed by another on the second floor and a third unit across the third and fourth floors in each structure. A total of six off-street parking spaces will be included. Chang Hwa Tan’s Flushing-based firm is the architect of record. The 5,000-square-foot plot is occupied by a two-story house. Demolition permits were filed in November.

A new developer, doing business as an anonymous Elmhurst-based LLC, is taking over the eight-unit residential development planned at 48-31 through 48-37 65th Street, located in the northern end of Maspeth. New building applications were also filed for four two-story, two-unit residential buildings, closely resembling filings submitted in 2015 by the previous developer. The latest plans call for each two-family building to measure 2,892 square feet. Across all four, the apartments should average 900 square feet apiece. Chang Hwa Tan’s Flushing-based architecture firm is the architect of record. The 8,008-square-foot property is vacant.

Long Island-based Epoch Property LLC has filed applications for a five-story, 15-unit residential building at 455 Onderdonk Avenue, in Ridgewood. The project will measure 16,381 square feet and its residential units should average 671 square feet apiece, indicative of rental apartments. It will also include a nine-car garage on the ground floor, plus additional amenities. Chang Hwa Tan’s Flushing-based architecture firm is the architect of record. The 50-foot-wide, 5,183-square-foot assemblage consists of a two-story mixed-use building and a single-story warehouse. Demolition permits have not been filed.

The project will measure 11,341 square feet and its residential units should average 833 square feet apiece. There will also be eight off-street parking spaces. It’s unclear whether the apartments will be rentals or condominiums. Chang Hwa Tan’s Flushing-based architecture firm is the architect of record. The 40-foot-wide, 4,998-square-foot lot is occupied by a dilapidated two-story house. Demolition permits have not been filed.
