Construction Wraps On Seven-Story, 23-Unit Mixed-Use Project At 227 Grand Street, Chinatown

Construction appears to have been completed on the seven-story, 23-unit mixed-use project at 227 Grand Street, located on the corner of Elizabeth Street in Chinatown. The project is a redevelopment of three existing commercial structures that stood two or three stories in height. The expanded structure contains 6,929 square feet of commercial space, consisting of retail on the ground and second floors, in addition to office space also on the second floor. The residential units, across floors three through seven, should average 574 square feet apiece, indicative of rentals.

100 Gates Project Continues to Beautify the Lower East Side

YIMBY recently told you about some new murals created to spruce up the Essex Street Market. Well, that’s not the only project out there making Manhattan’s Lower East Side a more beautiful place. 100 Gates has been at it for nearly two years.

Landmarked 12-Story Jarmulowsky Bank Building Now Getting Office-Retail Conversion, 54 Canal Street, Chinatown

Back in December of 2012, the Landmarks Preservation Commission (LPC) approved alterations that would go into converting the 12-story, 60,000-square-foot Jarmulowsky Bank Building, an individual landmark at 54 Canal Street (a.k.a. 9 Orchard Street) in Chinatown, into a boutique hotel. Then in 2014, DLJ Real Estate Partners received approval from the LPC to reconstruct the building’s corner cupola, which was removed in 1990. Construction has since been underway on the existing building, as well as a six-story, 9,876-square-foot annex expansion at 60 Canal Street. Now, the owners are abandoning plans for a hotel and have decided to convert the interiors into office and retail space, Bowery Boogie reported. The first two floors will also host retail whiles the upper floors will be leased to office tenants. Lower East Side-based Studio Castellano Architects is the architect of record. It’s not known when the building is scheduled to open.

Thomas Juul-Hansen-Designed Residential Tower Proposed at 137 Centre Street, Chinatown

A rendering for a new Lower Manhattan skyscraper by architect Thomas Juul-Hansen has appeared on the YIMBY Forums. The building is located on the corner of White and Centre streets, at 137 Centre Street, just to the east of TriBeCa. Juul-Hansen’s rendering would indicate the potential for a 60-story building on a 5,100-square-foot lot. The tower would be located on a site that has significant air rights within its own block, with 75,530 square feet remaining atop the landmarked Fire Engine Company No. 31 at 87 Lafayette Street, and an additional 81,940 square feet atop 139 Centre Street. If the existing nine-story municipal office building at 137 Centre is demolished, the available air rights would total 208,470 square feet. Per the EDC, “Negotiations around the 137 Centre Street RFP are ongoing, and this rendering does not accurately reflect the project under consideration. NYCEDC looks forward to announcing a developer selection in the coming months.”

Office Development Headed for 10 Eldridge Street in Chinatown

New residential developments are cropping up everywhere in Chinatown, but office projects in the lower Manhattan neighborhood are still few and far between. Yesterday, new building applications surfaced for a six-story office development at 10 Eldridge Street, half a block from the Manhattan Bridge.

Landmarked Chinatown Warehouse at 80 White Street Set to Become Offices, Apartment

A 150-year-old landmarked warehouse at 80 White Street in Chinatown is about to become offices, retail, and one apartment.

Alteration plans were filed with the Department of Buildings yesterday to convert the six-story loft building between Broadway and Lafayette Street. Construction tool manufacturing company General Tools has occupied the building for decades, and the firm’s former chairman, Gerald Weinstein, has owned the property for at least 40 years. Tax photos from the ’70s show the firm’s name emblazoned above the cast iron columns on the ground floor.

Chinatown Landmark At 66 Allen Street To Be Restored, Converted

The Landmarks Preservation Commission has given approval for the partial conversion and refurbishment of a portion of a landmark building in Chinatown. The building in question is 66 Allen Street (a.k.a. 315 Grand Street). Though the upper office floors will all become residential, totaling eight units, the existing ground floor retail will be retained. The approval was granted at the LPC’s session on Tuesday.

Renovation Underway At Three-Story Mixed-Use Property At 61 Canal Street, Chinatown

Property owner Lily Wang is renovating the three-story mixed-use property at 61 Canal Street, in Chinatown, Bowery Boogie reports. The 8,856 square-foot building will retain the same square-footage, although its 2,143 square feet of ground-floor retail will receive a gut rehabilitation. The Cheng Chio Buddhist Temple occupies the upper two floors and will remain in the building after the renovation. Sugnam Chang’s Brooklyn-based Basic Groups Corp. is the applicant of record, and completion is expected in late 2016.

20-Story, 229-Key Joie de Vivre Hotel Tops Out At 50 Bowery, Chinatown

This past July, the 20-story, 229-key Joie de Vivre hotel under construction at 50 Bowery, in Chinatown, was at the 17th floor and receiving its first glass panels. Now, the building is topped out, and glass is nearing the top of the structure, per Bowery Boogie. Commune Hotel & Resorts is developing, and Peter Poon Architects is designing. The building is expected to open in the spring of 2016.

Permits Filed: 100 East Broadway, 14-Story Office Building in Chinatown

The shell of a gas station at 100 East Broadway has sat empty for six years near the entrance to the Manhattan Bridge in Chinatown. Now a 14-story office and medical building will rise on the block-long corner lot between the bridge, Division Street, Pike Street and East Broadway.
