Shuttered Two-Story Venue To Be Redeveloped Into Four-Story, 40,000-Square-Foot Structure at 2 Chapel Avenue, Jersey City

The dilapidated, two-story venue building at 2 Chapel Avenue, in the Port Liberté community of southern Jersey City, is expected to renovated and expanded into a four-story, 40,000-square-foot structure. The previous venue was called The Pointe, but Landmark Developers will rebrand the project as the North River House, Jersey Digs reported. The redeveloped building will include a lobby, a lounge, a restaurant, and two banquet halls. In addition, there will be multiple bars throughout, landscaped gardens, patios attached to the restaurant, and cabanas. Work is expected to start soon and completion is scheduled for 2018.

Five-Story, 33,300-Square-Foot Mixed-Use Commercial Project Filed at 1020 Rogers Avenue, Flatbush

Property owner Oleg Krasnitsky, doing business as an anonymous Brooklyn-based LLC, has filed applications for a five-story, 33,320-square-foot mixed-use commercial building at 1020 Rogers Avenue, in Flatbush. The ground floor will contain commercial-retail and community facility space, which will be followed by medical offices on the second floor, and a daycare facility on the third through fifth floors. Amenities will include a 13-car parking garage in the cellar and storage for four bikes. Igor Zaslavskiy’s Brooklyn-based Zproekt is the architect of record. The development assemblage is not clearly outlined in the permits, but it’s known for sure the single-story building along Rogers Avenue will have to be demolished. The Beverly Road stop on the 2 and 5 trains is four blocks away.


Request for Proposals Launched for Large Mixed-Use Site in Downtown Hackensack

The Hackensack Department of Building, Housing, and Land Use has launched a request for proposals (RFP) for a mixed-use site at the municipal parking lot known as Lot “C,” in the city’s downtown. The site is bound by Midtown Bridge Street, Midtown Place, and Salem Street Extension. Plans for the site were approved in 2014, NorthJersey.com reported. The project must include between 240 and 440 residential units, and the apartments must measure greater than 500 square feet apiece. The development can rise as high as 14 stories, contain a maximum of 25,000 square feet of retail, and another 25,000 square feet of commercial space for a hotel or offices. A parking garage is also required and the number of spaces depends on the project’s exact composition. Conceptual designs have been created by DMR Architects. Proposals are due on November 18. Hackensack is the county seat of Bergen County, the most populous in the state.

Mixed-Use Commercial Conversion Underway at Three-Story, 35,000-Square-Foot Industrial Building, 199 Cook Street, East Williamsburg

The Mann Group is currently converting the three-story, 35,000-square-foot former industrial building at 199 Cook Street, on the southern end of East Williamsburg, into a mixed-use commercial building, Commercial Observer reports. The ground floor will host retail space, followed by office space on part of the cellar level and the entire second and third floors. Additionally, a 3,000-square-foot restaurant will be located in the cellar. The commercial spaces will break down into five artist’s galleries and 28 office units. The structure will be topped by a rooftop lounge. Syndicate Architecture is behind the conversion’s design and completion is expected in early 2017. The property was acquired for $6 million in 2013.
