New Developer To Build 12,000-Square-Foot Commercial Project At 71-53 Austin Street, Forest Hills

The Jackson Group and A&H Acquisitions have sold the 1,630 square-foot development site at 71-53 Austin Street, in Forest Hills, to Austin Prop LLC for $8.7 million. According to Commercial Observer, the Little Neck-based investor plans to build a commercial building with a ProHealth urgent care medical facility. The vacant site can accommodate a new development of up to 20,000 square feet, although it appears a 12,000 square-foot building is planned. ProHealth signed a lease to occupy 75 percent of the project back in 2013. The site is located three blocks from the Forest Hills – 71st Avenue stop on the E, F, M, and R trains.

Four-Story, 108,200 Square-Foot Self-Storage Facility Coming To 976 Cypress Avenue, Ridgewood

Chicago-based self-storage company LSC Development has filed applications for a four-story, 108,200-square-foot self-storage facility at 976 Cypress Avenue, in southern Ridgewood, located about two blocks from the Halsey Street stop on the L train. The planned structure will replace a single-story warehouse structure on the corner of Centre Street. The facility will have an accessory office space and will feature two loading berths. Long Island-based Frank Relf is the architect of record. Demolition permits were filed in January to remove the existing warehouse building.

Landmarks Commissioners Make Feelings Known As Gansevoort Market Presentation Continues Without Approval

William Gottlieb Real Estate and Aurora Capital’s Meatpacking District proposal is not yet a go. On Tuesday, the Landmarks Preservation Commission took no action on the BKSK Architects-designed project on the block from 46-74 Gansevoort Street, between Greenwich Street and Washington Street, in the Gansevoort Market Historic District. The commissioners didn’t seem like they’d require the current low-scale structures to remain as is, but certainly had issues with just how big they’d get and just how it would look.

On Monday, we told you about a new standalone player coming to the table as construction continues at Hudson Yards and Manhattan West. Now, we have a better look at the 65-story supertall office building designed by Bjarke Ingels. Dubbed “The Spiral,” its address will be 66 Hudson Boulevard. That’s at the corner of Tenth Avenue and West 34^th Street, right across from the Hudson Park and the secondary entrance to the new 7 train terminus.

10-Story Office Building Planned at 30-20 Northern Boulevard, Long Island City

Architects Tout Gansevoort Market Plan As Return to History

In November, a plan for a commercial revitalization of the south side of a block of Gansevoort Street, in the Meatpacking District, went before the Landmarks Preservation Commission. In a rare, but hardly unheard of occurrence, the hearing was paused before the commissioners could discuss the proposal. With the continuation of that session likely to come soon, YIMBY sat down with the architects behind it to talk about its place in the history of the area.

Inoperative SS United States To Be Renovated Into 400-Suite Luxury Cruise Ship

Last fall, news surfaced that the 990-foot-long SS United States, a decommissioned 12-deck passenger liner built in 1952 and which set a trans-Atlantic that stands to this day, could be docked in Red Hook and transformed into a office and entertainment complex. The latest proposal now calls for a restoration of the vessel into an 800-passenger luxury cruise ship fit with 400 suites, according to the New York Times. Crystal Cruises would lead the ship’s makeover, which would cost between $700 to $800 million, about the cost of a newly built cruise ship of similar size. The company can also take the option to purchase the ship from SS United States Conservancy. The revived ship is tentatively expected to make its first voyage from New York in 2018. The ocean liner currently contains toxins that may complicate the renovation if the Environmental Protection Agency gets involved.

Alloy To Build Three-Story, 8,000 Square-Foot Office Headquarters At 431 Carroll Street, Gowanus

Alloy Development has acquired the vacant 4,100 square-foot parcel at 431 Carroll Street, in Gowanus, for $2.8 million, Crain’s reports. Located two blocks west of the Union Street stop on the R train, the developer plans to build their new headquarters at the site in the form of a three-story, roughly 8,000 square-foot building. The ground floor will be leased as retail space and the upper floors will contain between 5,000 and 6,000 square feet of office space. The developers expect to break ground by 2017 for a 2018 completion. Alloy Development will likely design the project in-house.

Landmarks Rejects Renovation Of 348 Lafayette Street, NoHo

The proposal to renovate a commercial building in the NoHo Historic District didn’t fly with the members of the Landmarks Preservation Commission on Tuesday. The LPC rejected the proposal presented for 348 Lafayette Street, located on the southwest corner of Lafayette and Bond streets.

Developer Plans Four-Story Office, Retail Conversion At 61-63 Crosby Street, SoHo

Chicago-based L3 Capital has acquired the four-story, 20,600-square-foot mixed-use property at 61-63 Crosby Street, in SoHo, for $42 million. The new owner plans to convert the building into office space, although the ground-floor will remain as retail space. The co-op building has seven apartments, which will all be vacated before the sale closes, according to The Real Deal. The property comes with 3,300 square feet of air rights, which could be used in an expansion. Any alterations to the buildings will have to be approved by the Landmarks Preservation Commission because they sit within the SoHo-Cast Iron Historic District Extension.
