Commercial-Retail Conversion Planned For 4.5-Story Property At 11 Bond Street, NoHo

Aby Rosen’s RFR Realty has filed applications to convert and expand the 4.5-story building at 11 Bond Street, in NoHo, into a commercial property fit for a single retail tenant, according to Bowery Boogie. The 16,410 square-foot building, which also goes by 348 Lafayette Street, is currently a women’s shelter operated by the Center of Urban Community Services. Annabelle Selldorf is designing the project, which would require approval from the Landmarks Preservation Commission. Aby Rosen acquired the property for $26 million over the summer.


3024 Cropsey Avenue

Seven-Story Storage Facility Planned At 3024 Cropsey Avenue, Coney Island

Chris Lynch, of Queens-based Storage Deluxe, has filed applications for a seven-story, 157,424 square-foot storage facility at 3024 Cropsey Avenue, on Coney Island, five blocks from the Stillwell Avenue D/F/N/Q stop. The facility will be equipped with six loading berths, according to the Schedule A, and Virginia-based Butz Wilbern LTD is the applicant of record. Existing industrial structures must first be demolished.


360 3rd Avenue

Landmarked Two-Story Building At 360 3rd Avenue Gets Renovations, Gowanus

Early last year, The Brooklyn Paper reported the landmarked two-story building at 360 3rd Avenue, in Gowanus, was falling into neglect by its owners, who previously agreed to restore the building. Now, the structure finally appears to have received work, Curbed reports. The building has received an artificial white-stone façade, although interior work is likely still underway. No known tenants have planned to lease the property yet, although the building is also on the market to be sold.


1693 Flatbush Avenue

Three-Story Mixed-Use Commercial Project Planned At 1693 Flatbush Avenue, Flatlands

Property owner Avraham Tarshish has filed applications for a three-story, 8,600 square-foot mixed-use commercial building at 1693 Flatbush Avenue, in Flatlands, six blocks from the 2 and 5 trains’ stop at Flatbush Avenue/Brooklyn College. The project will have 4,131 square feet of retail space on the ground and second floors, in addition to a 4,469 square-foot health care facility on the second and third floors. Richard Walsh’s Brooklyn-based Citiscape Consulting is the applicant of record.


40 Exchange Place

20-Story Office Building At 40 Exchange Place To Get Renovations & Retail Space, Financial District

Newmark Holdings and Northwind Group have purchased the 20-story office building at 40 Exchange Place, in the Financial District, for $115 million, according to Crain’s. They plan to renovate the property to accommodate small to mid-sized office tenants. Renovations will include significant changes to the lobby and the building’s common spaces, as well as the addition of retail space on the ground floor. Natixis Real Estate provided a $65 million acquisition loan and a $16.5 million construction loan.
