21-Story, 183-Key Hotel Project Tops Out At 55 Wythe Avenue, Williamsburg

YIMBY has closely followed the construction of the 21-story, 183-key hotel underway at 55 Wythe Avenue, in Williamsburg, and now Brownstoner has news of the project’s topping out. Dubbed The William Vale, Zelig Weiss and Riverside Developers are developing, and Aldo Liberis is designing. A duplex presidential suite will occupy the top two stories, and 20,000 square feet of retail and restaurant space will span the ground floor. Glass façade is now also being installed on the lower half of the structure, and opening is expected in the spring of 2016.

Loan Acquired For Six-Story Office & Retail Conversion At 455 Jefferson Street, Bushwick

Late last month, YIMBY brought you news of the mixed-use commercial conversion of the six-story former warehouse at 455 Jefferson Street, in northern Bushwick. Now, Dallas-based Lincoln Property Company and Boston-based Alcion Ventures have secured a $51.2 million loan for the project, according to Commercial Observer. The building will have offices on every floor and retail space at street level, which will total 122,697 square feet in rentable space. Work began last month, and completion is expected next June.


4515 Avenue N

Two-Story, 6,200 Square-Foot Mixed-Use Commercial Project At 4515 Avenue N, Flatlands

Ralph Notaro, doing business as an anonymous LLC, has filed applications for twin two-story, 3,119 square-foot mixed-use commercial buildings at 4511-4515 Avenue N, in Flatlands, two blocks from the Flatbush Avenue corridor. Both buildings will contain 1,919 square feet of health care facilities on the ground and cellar levels, and 1,200 square feet of office space on the second floors. New Jersey-based Schneider Associates is the applicant of record, and the site’s single-story predecessor was demolished in 2008.


285 North 6th Street

Properties At 285 North 6th Street & 10-27 46th Avenue Slated for Office Conversions, Williamsburg & LIC

Eric Gural has acquired the five-story, 40,000 square-foot former warehouse at 285 North 6th Street, in Williamsburg, for $15.6 million, according to Crain’s. He also purchased the four-story, 70,000 square-foot former industrial building at 10-27 46th Avenue, in Long Island City, for $14.25 million. Both properties are set to undergo office conversions. Work on the Williamsburg property is expected to begin in the coming weeks, and includes a restaurant and roof deck. As for the Queens project, work will begin once the current leases expire late next year.


1217 East 233rd Street

Single-Story, 11,500 Square-Foot Commercial Project Planned At 1217 East 233rd Street, Edenwald

Rego Park-based Borough Realty Holdings has filed applications for a single-story, 11,422 square-foot commercial development at 3917-3919 Baychester Avenue and 1217-1223 East 233rd Street, in the North Bronx neighborhood of Edenwald. The project is being broken up into six small buildings, and though the type of commercial space is not specified in filings, retail or offices are likely. Iljoong Kim’s Flushing-based Choi Design is the applicant of record, and permits were filed last February to remove an existing gas station on the site.
