Four-Story, 10-Unit Mixed-Use Building Filed at 31-47 137th Street, Flushing

An anonymous Queens-based LLC has filed applications for a four-story, 10-unit mixed-use building at 31-47 137th Street, located on the corner of 32nd Avenue in downtown Flushing. The project will measure 14,986 square feet. It will contain 2,473 square feet of medical offices on the ground floor, followed by 10 residential units across the second through fourth levels. The apartments should average 765 square feet; in Flushing, units of this size could indicate either condominiums or rentals. Hui Zeng’s Bayside-based ABC Engineering is the applicant of record. The lot is currently vacant.

City Council Approves Five-Building, 1,586-Unit Mixed-Use Project at 550 Washington Street, Hudson Square

Last week, the City Council approved plans for Atlas Capital Group and Westbrook Partners to acquire $100 million worth of air rights from Pier 40, overseen by the Hudson River Park Trust, to develop a 1,586-unit mixed-use complex at 550 Washington Street, in Hudson Square. The project is set to include five towers, the New York Times reported, although their height was not disclosed. Thirty percent of the units, or 475 apartments, will rent at below-market rates through the housing lottery. One of the residential towers will be geared towards “older tenants.” There would also be retail space and a 15,000-square-foot recreation center.

New Renderings Revealed of Plans to Turn Pier 26 Into Public Park, TriBeCa

New renderings have been revealed of the Hudson River Park Trust’s plans to transform the mostly vacant, 800-foot-long Pier 26, located in the Hudson River off TriBeCa, between North Moore and Hubert streets, into a public park. The $30 million overhaul would include a maritime education center, known as an estuarium, multiple landscaped areas with different kinds of vegetation, walking paths, seating, and playgrounds. The overhaul is getting equal financing from the city, the Lower Manhattan Development Corporation, and Citigroup, through a donation. OLIN Studio, a landscape architecture firm, is designing much of the pier, although Rafael Viñoly’s firm is designing the estuarium building. The plans are not final, although construction is anticipated to begin in roughly a year, Tribeca Citizen reported.

City Seeks Expressions of Interest for Mixed-Use Redevelopment of Seaview Hospital, Staten Island

As promised earlier this year, the New York City Economic Development Corporation has launched a request for expressions of interest (RFEI) to redevelop the crumbling, 80-acre Seaview Hospital complex at 460 Brielle Avenue, in central Staten Island. The city is seeking a development team to transform the former tuberculosis hospital into a mixed-use neighborhood called Sea View Healthy Community. There would be a mix of medical offices, retail spaces, residential units including affordable housing, community facilities, and public open space. Proposals are due March 24, 2017, DNAinfo reported.

Four-Story, Eight-Unit Mixed-Use Building Filed at 69-12 Woodside Avenue, Elmhurst

An anonymous Woodside-based LLC has filed applications for a four-story, eight-unit mixed-use building at 69-12 Woodside Avenue in Elmhurst. The project will measure 16,672 square feet, including 2,849 square feet of medical offices on the ground floor. The residential units in the rest of the building should average 890 square feet apiece. There will also be seven off-street parking spaces, six of which will be housed in an underground garage. Hui Zeng’s Bayside-based ABC Engineering is the applicant of record. The 50-foot-wide, 6,099-square-foot lot is occupied by a two-story townhouse. Demolition permits were filed in March.
