606 West 30th Street Resumes Construction in Hudson Yards, Manhattan

YIMBY is kicking off its annual countdown of the 31 tallest buildings being built in New York City, starting with 606 West 30th Street, a 545-foot-tall residential skyscraper in Hudson Yards that recently resumed construction after a period of inactivity. Designed by Ismael Leyva Architects and developed by Lalezarian Properties, the 42-story mixed-use skyscraper will yield a total 312,350 square feet, of which 192,780 will be dedicated to residential space and 14,240 for commercial use. The Midtown, Manhattan property is located between Eleventh Avenue and West Street, near the border with West Chelsea. 606 West 30th Street is also known as Tower B in a two-tower development along with the adjacent 601 West 29th Street, an already topped-out 695-foot-tall skyscraper by FXCollaborative for Douglaston Development.

111 Wall Street’s Renovation Underway in Financial District, Manhattan

Work is underway on the re-cladding and renovation of 111 Wall Street, a 25-story commercial building in the Financial District. Designed by STUDIOS Architecture and developed by Wafra Capital Partners and The Nightingale Group, LLC, the project will also refresh the roughly 1.5-million-square-foot structure’s Class A office space, overhaul the infrastructure, expand its lobby, and add amenities designed by URBN Playground. Hunter Roberts Construction Group, LLC is the general contractor and JLL is handling leasing for the property, which is bound by Wall Street and Mannahatta Park to the northeast, Front Street to the northwest, Gouverneur Lane to the southwest, and South Street and the FDR Drive to the southeast. 111 Wall Street’s 21st century makeover is expected to cost $100 million.

351 Marin Boulevard Wraps Up Construction in Jersey City, New Jersey

Occupancy is set to begin this week at 351 Marin Boulevard, a 38-story rental property in Jersey City’s Powerhouse Arts District. Designed by Hollwich Kushner and HLW Architects and developed by Kushner Real Estate Group (KRE) in a joint venture with Northwestern Mutual, the 406-foot-tall property yields 507 apartments enclosed in a sleek envelope of glass and warm-colored brick. The property is located on a rectangular parcel bound by Marin Boulevard to the east, 1st Street to the north, Bay Street to the south, and low-rise buildings to the west. The Marketing Directors is the exclusive leasing agent for the studios and one- and two-bedroom homes. Units are priced at $2,650 on the low end, and grand opening incentives include two months free on a 14-month lease and three months free on a 26-month lease.

TSX Broadway’s New Superstructure Nears Halfway Mark at 1568 Broadway in Times Square, Manhattan

Construction is nearing the halfway mark on TSX Broadway, a 46-story hotel at 1568 Broadway in the heart of Times Square. Designed by PBDW ArchitectsMancini Duffy, and Perkins Eastman and developed by L&L Holding CompanyMaefield Development, and Fortress Investment Group, the 470-foot-tall structure will yield 550,000 square feet at the corner of Seventh Avenue and West 47th Street. The project involved the nearly full demolition of the former DoubleTree Suites by Hilton and the full restoration and 30-foot lifting of Kirchoff & Rose’s 1,700-seat, 108-year-old Palace Theater. Pavarini McGovern is in charge of construction for the property, which will feature ten floors of retail space and is slated to cost around $2.5 billion with a capacity to serve 15 million annual visitors.
