Monogram New York Nears Completion At 135 East 47th Street in Midtown East, Manhattan 

Construction is nearing completion on Monogram New York, a 35-story residential skyscraper at 135 East 47th Street in Midtown East. Designed by Ismael Leyva Architects and developed by Navigation Capital Group, the 500-foot-tall structure will yield 191 condominium units designed by Shanghai-based Neri & Hu in studio to four-bedroom penthouse layouts, as well as 5,000 square feet of ground-floor retail space. Anthology Group is the hospitality partner and Cauldwell Wingate is the general contractor for the tower, which was formerly addressed as 131-141 East 47th Street and is located between Lexington and Third Avenues.

Developed by 570 Fulton St LLC, the 128,872-square-foot structure will yield 155 rental units, ground-floor retail space, a cellar level, and an undisclosed collection of amenities. Developing NY State LLC is the general contractor for the property, which is located between Rockwell Place to the east and Flatbush Avenue to the west.

Work is nearing completion on Fashion Institute of Technology‘s ten-story New Academic Building at 220 West 28th Street in Chelsea, Manhattan. Designed by SHoP Architects, the 110,000-square-foot structure is engineered to LEED Gold standards and will yield new classrooms, administrative offices, review and exhibition spaces, and a student quad illuminated by skylights. Forte Construction Corp. is the general contractor for the property, which stands on a shallow plot between Seventh and Eighth Avenues on the northernmost edge of the FIT campus.

Demolition is underway at 370 Livingston Street, the site of a 22-story residential building in Downtown Brooklyn. Designed by NY Building Associates Inc. and developed by Yitzchok Katz of Developing NY State, the 235-foot-tall structure will span 186,076 square feet and yield 105 condominium units with an average scope of 1,703 square feet, as well as 7,162 square feet of commercial space, a cellar level, a 20-foot-long rear yard, 53 bicycle parking spaces on the third floor, and 57 enclosed parking spaces. The architect and developer are also responsible for the adjacent 362 Livingston Street, a 15-story residential building standing 150 feet tall and yielding 75 rental units with an average scope of 567 square feet, a cellar level, and a 27-foot-long side yard. The two properties sit by the intersection of Livingston Street and Flatbush Avenue.

Designed by Perkins Eastman and developed by RXR, the 348-foot-tall structure will span 289,000 square feet and yield 324 rental apartments with 98 rent-stabilized units, as well as 54,000 square feet of academic space for Long Island University, a cellar level, a 30-foot-long rear yard, two loading berths, nearly 15,000 square feet of amenities, and an enclosed parking garage for up to 198 vehicles with electric vehicle charging stations.
