439 West 36th Street Readies for Excavation in Hudson Yards, Manhattan

Excavation is set to begin at 439 West 36th Street, the site of a 12-story residential building in Hudson Yards, Manhattan. Designed by Archimaera Architecture and developed and built by ZD Jasper Realty under the ZDJ 36LLC, the 120-foot-tall structure will span 48,138 square feet and yield 52 units, recreation space on the roof and in the cellar level, a below-grade community facility, and ground-floor commercial space. The project is being financed by Johnny Su of Real Estate Capital of America (RECAP) and is located on a 75-foot-wide interior lot between Dyer Avenue to the east and Tenth Avenue to the west.

100 Boerum Place Awaits Groundbreaking in Boerum Hill, Brooklyn

Demolition is complete at 100 Boerum Place, the site of a 60,000-square-foot residential building in Boerum Hill, Brooklyn. The project is being designed by Brent Buck Architects and developed by Avdoo & Partners Development, which purchased the property from Hidrock Properties under the 110 BP Property LLC, and will rise from an assemblage of two parcels with a combined buildable space of 34,880 square feet and 3,200 square feet of air rights. ALBA Services was the demolition contractor for the project, which is bound by Pacific Street to the northeast, Boerum Place to the southeast, and Dean Street to the southwest.

Excavation Underway at 525 Sixth Avenue in Greenwich Village, Manhattan

Excavation is moving along at 525 Sixth Avenue, the site of a 13-story residential building in Greenwich Village, Manhattan. Designed by BKSK Architects and developed by Izaki Group under the 525 6th Ave LLC, the 145-foot-tall structure is planned to span 123,000 square feet and yield 71 condominium units and ground-floor commercial space. Hunter Roberts Construction Group is the general contractor for the property, which is alternately addressed as 100-106 West 14th Street and is located at the corner of West 14th Street and Sixth Avenue, just below the border with Chelsea.

New Renderings Revealed For 89 Dekalb Avenue in Fort Greene, Brooklyn

New renderings have been revealed for 89 Dekalb Avenue, a 30-story mixed-use building under construction in Fort Greene, Brooklyn. Designed by Perkins Eastman and developed by RXR, the 348-foot-tall structure will span 289,000 square feet and yield 324 rental apartments with 98 rent-stabilized units, as well as 55,000 square feet of academic space for Long Island University, a cellar level, a 30-foot-long rear yard, two loading berths, nearly 15,000 square feet of amenities, and an enclosed parking garage for up to 198 vehicles with electric charging stations. Whitehall Interiors is the interior designer, RXR LIU PII Developer TRS LLC is listed as the owner and LRC Construction is the general contractor for the property, which is located on an interior lot by the corner of Dekalb Avenue and Ashland Place.

64 University Place’s Exterior Nears Completion in Greenwich Village, Manhattan

Exterior work is nearing the finish line on 64 University Place, an 11-story residential building in Greenwich Village, Manhattan. Designed by Kohn Pedersen Fox and developed by Argo Real Estate and Bsafal, the 125-foot-tall structure will span 63,000 square feet and yield 28 condominium units with sales and marketing led by Fredrik Eklund and John Gomes of the The Eklund ǀ Gomes Team at Douglas Elliman Real Estate, as well as a community facility and ground-floor retail space. SPACE Copenhagen is the interior designer, Deborah Nevins is the landscape designer, and CNY Group is the general contractor for the property, which is located between East 10th and East 11th Streets.

25-01 Queens Plaza North Nears Topping Out in Long Island City, Queens

Construction is closing in on the parapet of 25-01 Queens Plaza North, a 26-story residential building in Long Island City, Queens. Designed by Handel Architects and developed by Grubb Properties, which purchased the property for $63 million in 2021, the 311-foot-tall structure will yield 417 rental units with 124 reserved for affordable housing, as well as 7,600 square feet of ground-floor retail space. 25-01 QPN Consigli Construction is the general contractor, Custom Metalcrafters is supplying the glass façade, DeSimone Consulting Engineering provided structural engineering and facade consulting services, and King Contracting Group will be responsible for installing nearly 125,000 square feet of bricks and CMU blocks for the project, which is located between Crescent and 27th Streets, directly adjacent to the elevated Queensboro Plaza station servicing the 7, N, and W trains.

26-18 4th Street Progresses in Astoria, Queens

Construction is progressing on 26-18 4th Street, an eight-story residential building in Astoria, Queens. Developed by Yael Mead Corp., the 70-foot-tall structure will yield 22 rental units spread across 15,211 square feet, and 846 square feet of commercial space. 2618 4th Street LLC is listed as the owner and Vital Development Group is the general contractor for the property, which sits on a nearly 5,000-square-foot interior lot situated between 26th and 27th Avenues.

Revised Design Revealed for Affirmation Tower At 418 11th Avenue in Hudson Yards, Manhattan

Renderings have been revealed for a redesign of Affirmation Tower, a proposed mixed-use supertall skyscraper at 418 Eleventh Avenue in Hudson Yards. The development team of The Peebles Corporation, McKissack & McKissack, Exact Capital Group, and the Witkoff Group has brought on OMA to redesign the 1.4-million-square-foot structure, which is planned to yield mixed-income apartments, a convention center, retail space, community facilities, a public observation deck, and The National Civil Rights Museum as part of a collaboration with the NAACP. The project would rise from a 1.2-acre plot dubbed “Site K” bound by Eleventh Avenue, Hudson Boulevard West, and West 35th and 36th Streets.

Astor On Third II Nears Completion at 2-24 26th Avenue in Astoria, Queens

Construction is wrapping up on Astor On Third II, a six-story mixed-use building at 2-24 26th Avenue in the Hallets Point section of Astoria, Queens. Designed by FNA Engineering Services PC and developed by Yitzchok Katz of Developing NY State, the 64-foot-tall structure will span 111,862 square feet and yield 137 rental units with an average scope of 683 square feet, as well as 18,249 square feet of ground-floor community facility space, a 60-foot-long rear yard, and 69 parking spaces. The project is located at the corner of 26th Avenue and 3rd Street, just north of its Astor On Third companion development at 26-41 3rd Street on 27th Avenue.

711 Seventh Avenue Hotel Tower Begins Ascent in Times Square, Manhattan

Construction is rising on 711 Seventh Avenue, a 32-story hotel tower in Times Square. Designed by Gene Kaufman Architect and developed in a joint venture between general contractor Flintlock Construction Services and Atlas Hospitality under the 711 Seventh Hotel Associates LLC, the 343-foot-tall structure will yield 400 guest rooms under IHG Hotel & Resorts’ voco brand. Capital Industries served as the demolition contractor for the three low-rise former occupants of the L-shaped parcel, which has frontage along Seventh Avenue and West 48th Street.
