Construction nears completion on Gemma Gramercy, a 20-story residential building at 202 East 23rd Street in Gramercy Park, Manhattan. Designed by Hill West Architects and developed by SMA Equities, the 233-foot-tall structure is engineered to Passive House standards and will yield 95,000 square feet with 108 rental apartments in studio to two-bedroom layouts, with 28 units designated for affordable housing. KSK Construction Group is the general contractor and REAL New York is leading marketing for the project, which is located at the corner of East 23rd Street and Third Avenue on the border with Kips Bay.

Excavation at 740 Eighth Avenue Progresses Further Below Street Level in Midtown, Manhattan 

Excavation is progressing at 740 Eighth Avenue, the site of a 52-story supertall hotel and observation tower in Midtown, Manhattan. Designed by ODA with SLCE Architects as the architect of record and developed by Extell, the 1,067-foot-tall skyscraper will yield 776,000 square feet with 825 hotel rooms in its lower half and a public observatory with a drop ride attraction above. The unconventionally-shaped structure will also contain retail space, two upper restaurant floors, and a pool deck for guests. Lendlease is the general contractor, WSP is the structural engineer, and Ancora Engineering is handling excavation and foundations for the property, which is located on an expansive lot along Eighth Avenue between West 45th and 46th Streets on the border of Times Square and Hell’s Kitchen.

Finishing touches are wrapping up on Google’s new 12-story headquarters at 550 Washington Street in Hudson Square. Designed by COOKFOX Architects and developed by Oxford Properties, the 1.3-million-square-foot project involved the restoration and 232-foot vertical expansion of the St. John’s Terminal building along the Hudson River waterfront. The structure will serve as the centerpiece of the sprawling 1.7-million-square-foot “Googleplex” master plan along with 315 Hudson Street and 345 Hudson Street. Gensler is the interior designer and Turner Construction was the general contractor for the property, which spans two full city blocks between West Street, West Houston Street, Washington Street, and the New York Department of Sanitation building to the south.

Designed by Skidmore, Owings & Merrill and developed by Silverstein Properties, the 338-foot-tall structure will yield 1.2 million square feet of offices, film and production studios, and ground-floor retail. Lendlease is the general contractor for the property, which is alternatively addressed as 137 Varick Street and occupies a full city block bound by Vandam Street to the north, Spring Street to the south, Varick Street to the east, and Hudson Street to the west.
