The first portion of 100 Vandam Street‘s expansion has emerged from behind the black construction netting that covers the 300-foot-tall building in Hudson Square. Designed by COOKFOX and developed by Jeff Greene, construction has topped out on the 25-story mixed-use project, which rises above the 132-year-old red brick walls of a former coal power plant.
Demolition is making steady progress at 550 Washington Street in Hudson Square, the site of Google’s newest 1.3-million-square-foot building. Workers continue to dismantle part of the steel superstructure of St. John’s Terminal, which directly overlooks the Hudson River. Designed by COOKFOX Architects and developed by Oxford Properties, the new facility will join two other nearby buildings at 315 Hudson Street and 345 Hudson Street to form a 1.7-million-square-foot “Googleplex.”
Work is wrapping up on the exterior of One South First, aka Ten Grand Street, a 435-foot-tall mixed-use building in Williamsburg‘s Domino Park development. Formally addressed as 260 Kent Avenue, the structure rises 45 stories on the northern end of the six-acre waterfront master plan and is part of the revitalization of the Domino Sugar factory site. The project includes 330 rentals, 66 affordable units, 150,000 square feet of office space that spans 22 floors, and 13,000 square feet of designated ground-floor retail space. COOKFOX is the architect and Two Trees is the developer of the two-legged tower.
Work is nearing completion at 25 Park Row, a 702-foot-tall mixed-use skyscraper in the Financial District. Designed by COOKFOX Architects and developed by L+M Development Partners along with the family behind J&R Music World, the 50-story building will contain 110 residences marketed by Corcoran Sunshine Marketing Group, as well as commercial space handled by Cushman & Wakefield.
Installation of the glass curtain panels has begun on COOKFOX Architect’s 24-story Flatiron District project at 39 West 23rd Street. The topped out reinforced concrete superstructure rises along West 23rd Street between Fifth Avenue and Sixth Avenue, one of Manhattan’s busiest thoroughfares. Anbau Enterprises is the developer of the two-tower complex.
