555 Greenwich Tops Out in Hudson Square, Manhattan

Construction has topped out on 555 Greenwich, a 16-story commercial building in Hudson Square, Manhattan. Designed by COOKFOX Architects and developed by the joint venture Hudson Square Properties, which includes Trinity Church Wall StreetHines, and Norges Bank Investment Management, the 270,000-square-foot structure connects on nearly every floor to the adjacent 345 Hudson Street via a horizontal overbuild for a total of 715,000 square feet of leasable office space, with floor plates up to 87,000 square feet each. Tishman Construction is the contractor for the property, which is located on a rectangular plot of land bound by Greenwich Street to the west, Charlton Street to the south, and King Street to the north.

Oxford Properties has sold St. John’s Terminal to Google for $2.1 billion. Located at 550 Washington Street in Hudson Square, the terminal property is designed by COOKFOX and developed by Oxford Properties and will serve as the anchor of Google’s new corporate campus, which comprises 1.7 million square feet along with two additional sites at 315 Hudson Street and 345 Hudson Street.

Work is finishing up on 100 Vandam Street, a 25-story residential building in Hudson Square, Manhattan. Designed by COOKFOX and developed by Jeff Greene, the project involved the repurposing of a 134-year-old former power plant into the podium for a 300-foot-tall structure, and will yield 72 residential units and ground-floor retail space. Jili Properties is the property manager and Douglas Elliman Development Marketing is handling sales and marketing of the one- to four-bedroom homes within the tower, which is located at the corner of Greenwich and Vandam Streets.

241 West 28th Street’s Brick Façade Begins Installation in Chelsea, Manhattan

Construction has topped out on 241 West 28th Street, a 22-story two-tower residential project in Chelsea. Designed by COOKFOX for MAG Partners, Atalaya, Safanad, and Qualitas, the 235-foot-tall, 400,000-square-foot development will yield 480 residential units with 30 percent reserved for low- and middle-income households. King Contracting Group is in charge of brickwork and Urban Atelier Group is the general contractor for the complex, which is located between Seventh and Eighth Avenues. MAG Partners acquired the Midtown, Manhattan property in December 2018 when it was still an open-surface parking lot and established a 99-year ground lease with Edison Properties.
