Facade Work Underway at Recently Topped-Out Harrison at 27-21 44th Drive, Long Island City

Façade work is in full swing at 27-21 44th Drive in Long Island City. The 27-story apartment building known as The Edison reached its final height in early June, when the national flag was hoisted atop its concrete bulkhead. At that point, the roughly 300-foot-tall structure became the tenth-tallest within the Court Square district, though taller neighbors rising nearby are already surpassing it. However, the building would remain highly visible thanks to its position at the epicenter of the resurgent neighborhood.

A Closer Look at the Recently Topped-Out Watermark Court Square, 27-19 44th Drive, Long Island City

At the start of the month YIMBY announced the topping out of Watermark Court Square, at 27-19 44th Drive. The 168-unit rental building had added around 17 floors since the end of May. Building permits place the height at 282 feet, although it is not certain whether the figure includes its mechanical bulkhead. In either case, the 27-story tower now stands among the dozen-tallest buildings in the Court Square district, eight of which topped out less than a year ago.

Completion Near for Aloft Long Island City at 27-45 Jackson Avenue, Future Tallest Hotel in Queens

Construction is wrapping up on the Aloft Hotel at 27-45 Jackson Avenue, in Long Island City’s Court Square district. According to Starwood Hotels, the 176-room property, officially called the “Aloft Long Island City – Manhattan View,” is set to open on October 27. At that point, the 18-story, 186-foot-tall high-rise should become the tallest all-hotel building in Queens. Though the 31-story slab of the nearby 29-11 Queens Plaza North, which opened its doors just recently, stands a good deal taller, the Marriott Courtyard within occupies only the tower’s lower half, with the residences at Aurora LIC sitting above. By YIMBY’s count, Aloft Hotel’s lofty pinnacle rises higher than that of any other hotel in the borough.

The Edison, a 115-unit residential tower at 27-21 44th Drive, is rising on one of the most active construction blocks in the city. The future 26-story, 277-foot-tall tower has recently passed its 20th floor. The project is being developed by Silvercup Properties, the development branch of movie and TV producer Silvercup Studios, which has been an icon of Long Island City decades before the first glass skyscrapers graced the local skyline. GF55 Partners is the architect of record. S2 Construction, LLC serves as the general contractor.

27-Story Watermark Court Square at 27-19 44th Drive Rises One-Third of the Way to Its Final Height

Watermark Court Square, the 27-story luxury rental building at 27-19 44th Drive in Long Island City, has risen past its tenth floor, about a third of the way to its final 282-foot height. The LEED-certified building is developed by Twining Properties, with The Ashforth Company as an investment partner. TG Nickel & Associates is the general contractor for the project, which Handel Architects designed as a slender stack of floor-to-ceiling windows set within a grid of grey and dark brown brick. Completion is expected in 2017.

Major Streetscape Improvements Proposed for Long Island City

The ongoing transformation of Long Island City is astounding. In the decade between 2006 and 2015, more than 8,600 housing units have been completed in the area, with well over 22,000 more on the way. Between 2012 and 2015, prices for prime development sites have jumped by 269 percent. As the neighborhood rapidly transitions from commercial/industrial to high-density residential, the local street grid, characterized by odd angles, must undergo a significant transformation. The city government began to address this need in 2010, when Jackson Avenue, the area’s principal thoroughfare, was upgraded with a green median, while a small triangular park was created at the intersection of 27th Street, Hunter Street, and 43rd Avenue.

13-Story Mixed-Use Building to Rise at 27-51 Jackson Avenue, Long Island City

A 13-story residential tower is set to rise at 27-51 Jackson Avenue in Long Island City. The 34-unit project would stand on what is possibly the city’s single hottest development block, where six different projects are under construction or in planning. Lions Group is the developer. Building permits list Vincent J Tomasino of Jackson Bounty LLC as the owner. The project’s residential component would measure 31,996 square feet, resulting in units averaging 941 square feet. The ground level would house 1,555 square feet of retail.

Foundations Nearing Completion at 42-43 27th Street, Long Island City

The mid-rise interior of Long Island City’s skyscraper district at Queens Plaza/Court Square is about to get another addition in the form of a six-story, eight-unit building at 42-43 27th Street. The builder, New York Fast General Construction, lives up to their name as construction is moving at a rapid pace. When we last checked in at the beginning of March, excavation was only starting. Now, a month and a half later, more than half of the foundation walls in the basement are complete, with metal rebar ready for assembly of the ground floor.

Long Island City’s 43-25 Hunter Street Rises Two-Thirds Of The Way To Its Final Height

As warm weather ushers the beginning of March, Rockrose Development’s 43-25 Hunter Street in Long Island City stands over 35-stories-tall. At 509 feet, the tower will become the fourth tallest in Queens upon its completion in 2017, when its 974 units will make it one of the city’s largest residential buildings.

Tower 28 In Long Island City About To Top Out As NYC’s Tallest Residential Outside Manhattan

If you remember the recent topping out of 23-10 Queens Plaza South as the second tallest building in Queens, hearing of another contender usurping its place so quickly might give you a sense of déjà vu. In a testament to Long Island City’s dizzying pace of development, the title passes to Tower 28, previously known as 28 on 28th.
