Since a vast industrial swath of Mott Haven was rezoned in the South Bronx several years ago, affordable housing developers have slowly begun to build in the area, taking advantage of large vacant lots and cheap, derelict factories. One such developer has filed plans for a 12-story affordable building at 491 Gerard Avenue, a block over from the Major Deegan Expressway and a short walk from the 2, 4 and 5 trains at 149th Street-Grand Concourse.
Fifteen years ago, the city emptied out the block-long Prospect Plaza housing project in Ocean Hill, Brooklyn, promising to redevelop and move the 1,500 former residents back in. Last year, NYCHA finally demolished the four dilapidated apartment towers and began construction on 364 units of affordable housing. YIMBY recently stopped by the site on Park and Prospect Places between Saratoga and Howard Avenues. Phase 1 of the development has taken shape on the north side of Prospect Place, and windows are already going in on both buildings.
The Hallets Point megaproject is finally moving forward on the Astoria waterfront: a new building application has been filed for a 22-story mixed use complex at 26-01 1st Street.
In January, the foundation was being poured at 333 Schermerhorn Street, the site of Steiner Studios’ 53-story, 581-unit mixed-use tower in Downtown Brooklyn; Brownstoner has the latest update, and it appears the tower portion is now rising and is already a few floors above the base podium. Dattner Architects and Goldstein Hill & West Architects are designing, and completion is expected in 2017.
Three years ago during Hurricane Sandy, flooding ravaged the Madeleine Jones Head Start Center on Neptune Avenue in Coney Island, and its owners, Catholic Charities of Brooklyn and Queens, began their search for a new location and a new building to house their daycare center.
